‘Janghanpyeong Station Quantum View’ Near Station, Scenic Views, and Development Benefits Ensure Smooth Sales

Recently, the metropolitan area has seen a growing interest in properties located in ultra-station areas due to the abundant business demand among young people, and the popularity of sites that also offer scenic views is soaring day by day.

Moreover, pre-sale sites with major upcoming developments that are expected to yield capital gains are showing signs of overheating even before sales begin. In Seoul, the officetel market near Janghanpyeong Station is already thriving.

In response, ‘Janghanpyeong Station Quantum View’ is a small officetel designed with duplex units favored by the younger generation, offering 82 units of 19㎡ exclusive area type, 17 units of 30㎡ type, along with office facilities and neighborhood commercial spaces being sold simultaneously, boasting both scenic and station accessibility.

Located within walking distance of Janghanpyeong Station, it features a pleasant view of the Jungnangcheon Stream and an unobstructed permanent view along Cheonho-daero, providing excellent scenic rights. The site secures stable demand by attracting not only the floating population around Janghanpyeong Station but also approximately 3,000 nearby business employees and university students from Hanyang University, Sejong University, and Konkuk University, making it the area with the highest rental demand in eastern Seoul and thus lowering vacancy rates.

Officetels, which are excluded from the housing count (except for some units), allow unlimited resale. According to Article 28 of the Local Tax Act Enforcement Decree, officetels with a standard market price of 100 million KRW or less are not counted as housing units. The fixed contract deposit system reduces initial financial burden, enabling reasonable home ownership and rental business simultaneously.

Right in front of the site is a bus stop, and it is equipped with a rapid transportation network that allows quick access to all areas of Seoul via the Dongbu Expressway and the Outer Ring Road. Nearby amenities include CGV and Megabox cinemas, Lotte Cinema, Homeplus, Lotte Department Store, large hospitals, an automobile complex sales center, and Jungnangcheon Sports Park, providing convenient and comfortable living infrastructure.

Additionally, the location is highly valued for its future potential due to the Janghanpyeong redevelopment project. The contractor for the redevelopment of Janghanpyeong Used Car Market, the largest used car market in Korea, was recently selected, drawing significant attention to the redevelopment in the Janghanpyeong area.

As the first redevelopment project in a commercial distribution area in Korea, it is attracting even more interest. The Janghanpyeong Used Car Market redevelopment is scheduled for completion in 2026, with a total floor area of 338,700㎡, spanning from six basement floors to 29 above-ground floors, and will include commercial facilities, a used car sales complex, an automobile-related exhibition hall, and officetels. Since 1979, Janghanpyeong Used Car Market has been the largest in the domestic used car market, and in 2015, it was selected as an urban regeneration activation area led by Seoul City.

The officetel adopts a 1.5-room layout to maximize storage efficiency, featuring a dressing room (in the 30㎡ type), system air conditioning, built-in drum washing machine, and combo refrigerator, among other optimized built-in systems. Advanced digital systems such as ‘Safe CCTV,’ ‘Digital Door Lock,’ and ‘Bluetooth One-Pass System’ are provided. Furthermore, the ambient light design enhances the exterior, and porcelain floor finishes (except for some units) are used, applying a duplex-type specialized design with ample service area.

A sales representative stated, “It satisfies investment demand for rental purposes and is expected to have high satisfaction among actual residents due to its transportation, economic, and residential environment.” They added, “With major development benefits such as the Jungnang Water Reclamation Center, urban regeneration projects, and modernization of automobile parts commercial areas forthcoming, future capital gains can also be anticipated.”

Janghanpyeong Station Quantum View, constructed by Nammyung Construction Co., Ltd., and Ilwon General Construction Co., Ltd., which has led continuous change and innovation since its founding in 1978, enhances reliability with KDL CNC Co., Ltd. as the developer and Mugunghwa Trust as the trustee.
