[Asia Economy Reporter Onyu Lim] The Garak Sang-A 1st Apartment in Ogeum-dong, Songpa-gu, Seoul, completed in 1984, will be reconstructed.
On the 25th, Seoul City held a construction committee meeting and announced on the 28th that it approved the construction plan for the reconstruction project of Garak Sang-A 1st Apartment in the 166 area of Ogeum-dong, Songpa-gu.
The reconstruction project involves building a complex residential building with 405 units (63 rental units, 342 sale units) consisting of 2 basement floors and 30 above-ground floors, along with ancillary welfare facilities (1,431.88㎡).
The project site is close to Gaerong Station on Subway Line 5 and faces Ogeum Park, offering excellent transportation and natural environment. It is also adjacent to Songpa Library and Gaerong Elementary School, making it a region with good educational conditions.
The construction plan envisions an open complex with a central plaza accessible from all four directions?east, west, south, and north?allowing citizens convenient access. The plaza will be directly connected to underground community facilities, creating a space where various activities can take place in a three-dimensional manner.
Additionally, the design applies a structure that facilitates remodeling, enabling space usage to adapt to changes in the life cycle needs of household members. Furthermore, the project actively pursues a 'social mix' by equalizing the number of rental and sale units for small-sized housing and applying the same form and finishing materials.
This project is scheduled to receive business implementation approval in November this year, followed by management disposition approval next year, with construction planned to begin in 2023.
