[Asia Economy Reporter Ryu Tae-min] Kolon Global announced on the 27th that it plans to launch the “Choeup Haneulchae Forest One” apartment complex in the Choeup-dong area of Busanjin-gu, Busan, in June.


This complex will consist of 9 buildings ranging from 3 basement floors to a maximum of 30 floors above ground, with a total of 756 households. Among these, 499 units of 59㎡ (exclusive area) and 84㎡ will be available for general sale, excluding the units allocated to association members. The number of general sale units by housing type is ▲59㎡A 267 units, ▲59㎡B 145 units, and ▲84㎡A 87 units.


The Choeup Haneulchae Forest One site in Choeup-dong, Busanjin-gu, is being transformed into a residential town of about 10,000 households through redevelopment and reconstruction projects. Major transportation development projects such as the 3rd Mandeok Tunnel, KTX-Eum, and Bujeon Station Complex Transfer Center are also underway near the complex. In particular, the 3rd Mandeok Tunnel, which connects Mandeok-dong in Buk-gu to Geoje-dong in Yeonje-gu over a total length of 2.24 km, is scheduled to open in 2022. Once opened, the road network in areas including Mandeok-dong in Buk-gu, Geoje-dong in Yeonje-gu, and Choeup-dong in Busanjin-gu is expected to improve significantly.


Schools and convenience facilities are also nearby. Choeup Elementary School, Choeup Middle School, and Busanjin High School are all within walking distance. The Busan Metropolitan City Public Library is also located within 500 meters in a straight line. Surrounding convenience facilities such as Homeplus, CGV, E-Mart Traders, Lotte Mart, and Lotte Department Store are well established.


Residents can conveniently use Choyeon Neighborhood Park right next to the complex, as well as a gym equipped with badminton and table tennis courts, a nature learning yard (ecological pond), a village well-being yard (gateball court), and a forest adventure playground. Nearby green spaces include Children’s Grand Park, Baekyangsan Mountain, and Busan Citizens Park.


All units in this complex are primarily south-facing, offering excellent views and designed to allow ample sunlight and ventilation. The floor plans are designed as 4-bay slab-type and tower-type layouts, featuring facade windows without railings. Notably, the complex offers Kolon’s exclusive modular system called “Kankan Smart Space” (paid option), allowing residents to freely modify the interior layout of their homes. An intelligent IoT platform service called “IoK” is also planned to be introduced.


Various community facilities will be provided, including fitness/GX rooms and an indoor golf practice range equipped with screen golf for health and exercise. Cultural spaces such as a reading room, book cafe, and kids & moms cafe will also be included.


The ground level within the complex is designed as a “car-free park-style complex,” with the installation of dust-reducing tree species, fine dust signal lights, and mist poles with lighting inside the complex. Rest areas themed around nature, such as a water lounge and Pin Oak Grove, will also be prepared. The height of the underground parking lot is 2.7 meters, and parking spaces are provided at a rate of 1.4 cars per household. Through a “modular parking lot” design, only two cars can be parked between pillars.


A Kolon Global sales official stated, “Choeup Haneulchae Forest One is a product located in an area where residents can enjoy both central Busan living and forest proximity,” adding, “With development benefits such as the nearby 3rd Mandeok Tunnel and ongoing area maintenance projects, the residential environment is improving, attracting strong interest from buyers.”


The model house will be set up in the Chungnyeol-daero area of Dongnae-gu, Busan, and is scheduled to open in June. A cyber model house will also be operated concurrently through the website. The expected move-in date is March 2024.
