GTX Complex Transfer Center Area Emerging as a Regional Landmark, Gaining Spotlight as a Rising Investment Destination

‘GTX Bupyeong Station (Planned)’ Reborn as a Plaza-Style Transit Center

The area near the Metropolitan Area Express Railway (hereinafter GTX) complex transfer center is gaining attention as a new 'real estate investment route.' Industry experts say it will not only become a hub for metropolitan transportation with its innovative transfer system linked to GTX but also emerge as a landmark accommodating numerous future floating populations.


In November last year, the Ministry of Land, Infrastructure and Transport selected a total of 10 final stations, including 2 top stations and 4 excellent stations, as a result of the 'GTX Station Transfer Center Pilot Project Contest.' The goal is to build transfer centers tailored to the conditions and characteristics of each region to minimize transfer routes between rail and bus, which have been inconvenient due to difficult facility improvements until now.


For example, Bupyeong Station (planned) on the GTX-B line, selected as an 'Excellent Transfer Center,' attracted attention by proposing a plaza regeneration-type transfer center. The plan is to improve the structure of Bupyeong Station plaza to shorten transfer distances and maximize pedestrian accessibility. Additionally, underground, lifestyle SOC and cultural convenience facilities for residents will be arranged to connect the plaza and the underground shopping mall.


Furthermore, by linking Bupyeong underground shopping mall with the urban regeneration New Deal project Bupyeong 11th Street, it was announced that it will lead economic revitalization and urban regeneration. According to Incheon Metropolitan City, the GTX-B line is scheduled to begin construction in 2022, and the transfer center will open in line with the GTX opening.


Meanwhile, DL Construction Co., Ltd. and Daelim Corporation opened a sales promotion center on the 14th (Friday) for 'e-Pyeonhansesang City Bupyeong Station,' located in the station area of Incheon Bupyeong Station, and started sales.


This complex consists of 3 buildings from 6 basement floors to 20 above-ground floors, with a total of 1,382 units including 1,208 officetels, 156 offices, and 18 neighborhood living facilities, and is currently being sold successfully.


The complex is a triple station area within walking distance of Bupyeong Station, a transfer station for Seoul Subway Line 1, Incheon Metro Line 1, and GTX-B line (planned). Through this line, it is possible to reach Gasan Digital Complex Station in about 20 minutes, Seoul Station in about 40 minutes, and Express Bus Terminal Station in about 40 minutes, making commuting to major business districts in Seoul convenient.


Upon completion, the GTX-B line will reduce travel time from Incheon Songdo to Seoul Station from the current 82 minutes to 17 minutes. Since Bupyeong Station (planned) on the GTX-B line is closer to Seoul than the terminus Songdo Station (planned), it is expected to attract a large influx of population.


In the case of Bupyeong Station (planned) on the GTX-B line, attention should be paid not only to the line but also to the complex transfer center developed around the station. The complex transfer center is a landmark facility serving as the heart of connecting public transportation, linking various transportation modes such as buses, subways, railways, airports, and ports in one place.


Additionally, since it is not subject to regulations, resale of pre-sale rights is possible, and benefits such as a 10% deposit and full interest-free installment payments are provided.
