Magok MICE PFV, established by a consortium led by Lotte Construction, announced on the 14th that it plans to commence construction in the first half of the year on 'LE WEST,' Seoul's largest MICE complex combining a convention center, hotel, senior welfare housing, office facilities, and retail facilities in the Magok district of Gangseo-gu, Seoul.
Magok MICE PFV is a company jointly invested and established by major companies including Lotte Construction, SDAMC, and Meritz Securities.
With the building permit completed in March 2021, LE WEST is scheduled to begin construction in the first half of this year and be completed in 2024.
The brand name 'LE WEST' of Magok MICE complex by Magok MICE PFV is a compound of Limited Edition, symbolizing rarity and maximized value, -EST meaning top-grade, and WEST, representing the west side, signifying the one and only city representing the western part of South Korea.
The site area of 'LE WEST' is 82,724㎡, approximately nine times the size of the World Cup Stadium in Sanggam-dong, and the total floor area is about 820,000㎡, roughly twice the size of COEX in Samseong-dong (460,000㎡). The complex consists of four blocks (CP1, CP2, CP3-1, CP3-2).
Based on the architectural concept of everything being connected as one, the convention center, hotel, senior welfare housing, office facilities, and retail facilities within LE WEST will all be interconnected through an underground public pedestrian passage.
The largest block, CP1, will have seven basement levels to 13 floors above ground, with a total floor area of about 320,000㎡, housing a convention center, cultural and assembly facilities, retail facilities, a one-stop center, office facilities, and a hotel. Considering its nature as a cutting-edge research and development (R&D) industrial complex, it will be developed as MICE-related facilities to support resident companies. It is expected to serve as a balancing factor by dispersing MICE demand concentrated in Gangnam to the southwestern region and contribute to enhancing national competitiveness by enabling the hosting of international events.
CP2 and CP3-2 blocks will include retail and office facilities, while CP3-1 block will feature senior welfare housing. The senior welfare housing will provide various resident services such as medical services linked with hospitals, hotel-style services, and training programs. The office facilities planned for CP3-2 block, with a total floor area of about 130,000㎡, are expected to attract high-quality tenants such as large corporations.
