Visit to LH No.1 Public Jeonse Housing Anyang-si 'Mirae Town' Site
Second Round Recruitment for 294 Public Jeonse Housing Units in the Seoul Metropolitan Area by the End of Next Month
Kim Hyun-jun, President of LH, is inspecting the implementation site of the jeonse policy by visiting the public jeonse housing 'Mirae Town' in Anyang City on the 13th.
[Asia Economy Reporter Kangwook Cho] Korea Land and Housing Corporation (LH) announced that President Kim Hyun-joon visited the public jeonse housing site in Anyang City on the 13th as part of the jeonse measures being promoted.
'Public Jeonse Housing' refers to housing that LH purchases within urban areas, such as apartment complexes and officetels, and supplies at 80-90% of the market jeonse price. There is no monthly rent, anyone can apply regardless of income, and with three or more rooms, it is popular as it allows 3-4 person households to live comfortably.
In fact, the first round of subscription applications for 117 public jeonse housing units in two buildings located in Anyang City last month recorded an average competition rate of 27:1. The selection of residents will be made by lottery at the end of May, contracts are scheduled to be signed in June-July, and move-in is possible immediately upon payment of the balance.
Upon arriving at the site, President Kim checked the surrounding public transportation conditions such as nearby subway stations, the locations of accessible daycare centers and elementary schools, and then moved inside the housing to inspect the structure of each housing type.
After receiving a report on the public jeonse housing supply plan, President Kim emphasized speed. He said, "The fact that many people applied for the first recruitment of public jeonse housing residents is evidence that many are waiting for affordable and quality jeonse due to the jeonse shortage. Ensure that many people can benefit from public jeonse housing through rapid supply."
This year’s public jeonse housing purchase target is a total of 9,000 units, including 3,000 units in Seoul and 3,500 units in Gyeonggi and Incheon, with LH responsible for 7,500 units, which is 83% of the total. Next year, the plan is to purchase 9,000 units again, including 7,500 units by LH, the same as this year.
Next month, the second recruitment of residents for 294 public jeonse housing units will be conducted, including 59 units in Seoul, 199 units in Incheon, and 36 units in Gyeonggi. This will bring a total of 411 public jeonse housing units to the market. In the second half of the year, as housing purchases become more active, the supply volume is expected to increase significantly. LH is promoting a private purchase agreement method, where contracts are signed with private developers before construction and LH purchases the units after completion. This allows for design tailored to household characteristics and ensures excellent quality. Specific purchase standards are also applied, such as a minimum actual usage area of 60㎡, three or more rooms, and two or more bathrooms.
President Kim emphasized the smooth implementation of supply measures including jeonse measures. He said, "Please ensure thorough schedule management to achieve this year’s supply targets, including the second recruitment of public jeonse housing residents. Especially since pre-subscriptions for the 3rd New Towns will begin in July, LH must provide a housing ladder so that actual demanders can live stably in public jeonse housing and realize home ownership through pre-subscription."
