Recently, various transportation development news around the Siwha MTV area has been stirring the local real estate market.
First, the Ansan~Incheon section of the Metropolitan Area 2nd Outer Ring Expressway, a circular highway connecting major cities in Incheon Metropolitan City and Gyeonggi Province, is currently underway. The project, which had been delayed due to concerns over damage to wetland protection zones, is now being rapidly promoted with a target opening in 2030. Once this section opens, accessibility will greatly improve, allowing travel from Siwha MTV to Seoul within an hour.
Looking at the detailed progress, Section 1, the Siwha~Namsongdo IC segment, will enter detailed design this year and is scheduled to begin construction in 2023. Additionally, in February, Incheon City announced it will actively negotiate with the Ministry of Land, Infrastructure and Transport to start construction simultaneously on Section 2, the Namsongdo IC~Incheon South Port segment, raising expectations for concurrent construction and improved transportation networks.
Not only the Metropolitan Area 2nd Outer Ring Expressway, but Ansan City, where Siwha Lake is located, boasts a solid transportation environment with the Yeongdong Expressway, Seohaean Expressway, and Metropolitan Area 1st Circular Expressway passing through. It is convenient to use Line 4 via Won-si Station on the Seohae Line, the Suin-Bundang Line, and the Seohae Line, and the double-track Shinansan Line, which allows quick access to Yeouido, is scheduled to open in 2024. Furthermore, the Incheon-origin KTX project, which began construction last December, is expected to be completed in 2025, enabling travel to Busan in about 2 hours and 30 minutes.
A real estate official said, “The Siwha MTV area is expected to enjoy abundant future value as various transportation networks, including the Metropolitan Area 2nd Outer Ring Expressway, are set to improve,” adding, “With growing expectations for development benefits, inquiries from proactive investors are already coming in, and the popularity of prime investment properties will increase further.”
With multiple transportation developments planned in the Siwha MTV area, raising nationwide demand expectations, the lifestyle accommodation facility ‘Siwha MTV Wave M (WAVE M)’ located in the heart of the area known as Geobukseom is attracting attention as it is currently being sold.
Siwha MTV Wave M is a lifestyle accommodation facility composed of East (3BL) and West (2-1BL) sections.
