[Asia Economy Reporter Kim Bong-ju] Actor Ha Jung-woo (43) made a profit of about 4.6 billion KRW by reselling a Starbucks building located in Hwagok-dong, Gangseo-gu, Seoul, three years after purchasing it.
According to the land and building platform ValueMap on the 5th, Ha Jung-woo sold the Hwagok-dong building, which he bought in July 2018 for 7.33 billion KRW, in March for 11.9 billion KRW.
Through this, Ha Jung-woo earned a market price gain of 4.57 billion KRW.
The building Ha sold is a basement one floor and three floors above ground, located between Eonchon Station on Subway Line 9 and Mokdong Station on Line 5, areas with high foot traffic.
Since November 2016, Starbucks has been leasing the building directly for 15 years until 2031, occupying all floors.
With Ha's sale, the land transaction price of this property also rose by 62% in three years (from about 29.84 million KRW per 3.3㎡ to about 48.44 million KRW per 3.3㎡).
A real estate expert speculated, "A transaction over 10 billion KRW in this area is unusual," attributing the rise to the effect of Starbucks as a prime tenant.
Besides the Hwagok-dong building sold this time, Ha Jung-woo owns two more Starbucks buildings: one in Geumho-dong, Sokcho, Gangwon Province, purchased for about 2.4 billion KRW in 2018, and a three-story Starbucks building in Bangi-dong, Songpa-gu, bought for about 12.7 billion KRW in January 2019.
Ha also owns a seven-story commercial building near Jonggak Station and two luxury villas in the Gangnam area.
Meanwhile, many celebrities besides Ha Jung-woo have profited from real estate market gains.
According to Mnet's 'TMI News' aired on the 7th of last month, titled 'From Billions! From Billions! Top 14 Stars Who Made Huge Real Estate Market Gains,' singer Rain is known as the star with the largest real estate market gain. Ranked second was singer Psy, followed by actor Park Seo-joon in third place.
Rain, ranked first, purchased a building in Cheongdam-dong in 2008 for 16.8 billion KRW, and its current estimated market price is 46.5 billion KRW. He made a market price gain of 29.7 billion KRW.
Ranked second, Psy bought a building in Hannam-dong for 7.85 billion KRW, which now has a market price of about 15 billion KRW. Another building in Sinsa-dong, purchased for about 7.7 billion KRW, is currently valued at about 13 billion KRW. Psy's total market price gain from these two buildings is approximately 12.45 billion KRW.
Third-ranked Park Seo-joon bought a building near Dosan Park last year for about 11 billion KRW, which is now worth about 15 billion KRW, earning an enormous market price gain of about 4 billion KRW in just one year. Additionally, Park purchased a luxury villa in Cheongdam-dong in 2018 for about 5.85 billion KRW, and its current price is about 6.45 billion KRW (a market price gain of about 600 million KRW).
