Residential Land and Transit-Oriented Development Benefits Combined in Nordic Nature Street Mall... Guri Galmae District's 'Hyundai Marketplace Skansen' Sale Gains Attention Eco-friendly street mall 'Hyundai Marketplace Skansen' opening in Guri Galmae District

This year, as the Taereung Golf Course housing development project and the Guri Galmae Station area development are expected to be promoted in an integrated manner, the adjacent Guri Galmae district is also becoming a focus of attention. Located right next to Seoul, there is growing anticipation that this development will become a large-scale project comparable to the 3rd generation new towns.


The Guri Galmae Station area, located on the border of Seoul and Guri and Namyangju cities, covers approximately 790,000㎡ and is planned to include around 6,400 housing units along with commercial facilities, schools, parks, and other infrastructure by 2026. The Taereung Golf Course housing development project, which will proceed simultaneously, utilizes about 830,000㎡ of former greenbelt land to supply around 10,000 new housing units. Once the two areas are developed in an integrated manner, it is expected to transform into a self-sufficient mini new town with more than 16,000 housing units and well-established living infrastructure.


Due to the full-scale development of the Guri Galmae Station area and successive transportation benefits, interest is also growing in the adjacent Guri Galmae district. The Guri Galmae district is a newly developed housing site covering about 1,430,000㎡ in Galmae-dong, Guri City, Gyeonggi Province. It is located within about 1 km of Nowon-gu, Seoul, making it a central location in the eastern Gyeonggi area with quick access to Seoul’s city center and the Gangnam area.


Amid these ongoing development benefits, the recently introduced new commercial facility in the Guri Galmae district is the ‘Hyundai Marketplace Skansen.’ This commercial facility forms a mixed office-residential complex together with the knowledge industry center ‘Hyundai Cluster Galmae Station Skansen Alto’ and the officetel ‘Hillstate Galmae Station Skansen,’ both constructed under Hyundai Construction’s responsibility. It is being developed on the self-sufficient distribution land plots A and B in the Guri Galmae district, Gyeonggi Province.


The facility secures a fixed demand of 860 units from the knowledge industry center and officetel within the same building, as well as a hinterland demand of 1,972 units from nearby knowledge industry centers. Additionally, the abundant hinterland demand from approximately 35,000 households in the Galmae district, Byeollae district, and Sinnae 3 district also attracts investors’ interest.


The project site is located at the first self-sufficient land plot in the Guri Galmae district and features street-type commercial facilities along the interior and exterior of the building, which is expected to generate high foot traffic. Currently, the multiplex cinema ‘CGV’ is confirmed to open within the complex, and additional key tenant recruitment is underway.


Alongside this, an ‘Urban Garden Place’ filled with colorful flowers has been created to allow visitors to enjoy shopping amidst nature, promoting a ‘Nordic Nature Street Mall’ concept. This commercial facility introduces the recently popular real estate industry trend of healing through shopping, known as ‘retail therapy.’ It features a nature-friendly space utilizing the courtyard between the knowledge industry center and officetel buildings, and at night, various lighting installations transform the area into a beautiful nightscape with dazzling lights.


‘Hyundai Marketplace Skansen’ also boasts excellent accessibility, as the project site is within walking distance of both Galmae Station and Byeollae Station on the Gyeongchun Line. It is also close to Sejong-Pocheon Expressway, the Metropolitan Area 1st Ring Expressway, and the Northern Arterial Road, which is expected to attract broad demand from nearby Seoul’s Jungnang-gu and Namyangju.


Meanwhile, the model house for ‘Hyundai Marketplace Skansen’ has been set up in Guri City, Gyeonggi Province. To prevent the spread of COVID-19, all staff wear masks, and a visit reservation system is implemented to avoid crowding. Regular disinfection is conducted, and thermal imaging cameras and non-contact thermometers are used to thoroughly screen visitors with fever, ensuring the safe operation of the model house.
