-High Demand for Complexes with Close Proximity to Workplaces and Universities, Attracting Strong Commuting Needs
Recently, residential products that secure abundant surrounding demand have been attracting attention in the real estate market. This is because securing stable demand leads to stable rental income generation and an increase in property value. Typical examples include locations near industrial complexes or business districts that can secure demand from workplaces, as well as adjacent university areas that enjoy demand from students and faculty.
In fact, among officetel complexes that announced recruitment before April 15 this year, those that closed during the subscription period all had abundant underlying demand. The ‘Hillstate Cheonggye Central’ officetel, launched in Seoul in February this year, leveraged its excellent accessibility to Seoul’s central business district, attracting 6,640 applicants for 522 units, closing with an average competition rate of 12.72 to 1.
It is also analyzed that the ‘Sejong Richensia Familier’ officetel in Sejong and the ‘City OCELE 3 Complex’ in Incheon achieved full sales due to abundant underlying demand. Sejong Richensia Familier is close to the government Sejong administrative complex, and City OCELE 3 Complex is located in the Yonghyeon/Hakik district, which is being developed as a mini new town equipped with business, commercial, cultural, and public facilities. Inha University Yonghyeon Campus and Inha Technical College are also located close to the complex.
Real estate experts say, “As the rental market tightens in the metropolitan area and housing regulations focus on apartments continue, the concentration of officetel demand among actual residents, including the 2030 generation leveraging all their resources, is intensifying,” adding, “In this context, the rise in officetel prices has even surpassed that of apartments, highlighting their investment potential and increasing popularity.” They further explained, “Especially, complexes with abundant commuting and school-going demand are gaining more attention as they can generate stable rental income.”
Amid growing interest in newly launched complexes with abundant underlying demand, ‘Sema Station Apiche The Bom,’ which secures multi-demand including workplace proximity and university demand, is considered a promising complex.
‘Sema Station Apiche The Bom,’ supplied by Five Construction, a comprehensive developer responsible for Korea’s top luxury residences such as ‘Samseong-dong La Terrace’ and ‘Pyeongchang-dong Oboe Hills,’ will be built in Segyo New Town Development District, Osan-si, Gyeonggi Province (601-9 Segyo-dong), with 5 basement floors and 20 above-ground floors, comprising a total of 171 units with exclusive areas of 34㎡ and 52㎡.
The 34㎡ units come in A/B types, and the 52㎡ units in A/B/C types, offering various options to suit consumers’ preferences and needs. Most units face east, south, or southwest, allowing permanent views.
Abundant underlying demand is a key advantage of this complex. Numerous industrial complexes are located nearby, including Sema General Industrial Complex, Osan Gajang 1 and 2 General Industrial Complexes, Dongtan General Industrial Complex, Samsung Electronics (Giheung, Hwaseong) sites, and LG Digital Park, providing very rich worker demand. Additionally, demand from faculty and students of nearby universities such as Hanshin University and Osan University is secured, enabling stable rental income generation based on large-scale multi-demand.
The upcoming opening of the Pilbong Tunnel in December this year is also noteworthy. The Pilbong Tunnel project, connecting Segyo District and Dongtan New Town, involves a total project cost of about 100 billion KRW and includes constructing a 1.35 km long, 6-lane tunnel. Once opened, residents of Dongtan New Town will benefit from improved access to Line 1 subway stations, and Segyo District residents will have more convenient access to Dongtan Station SRT. Sharing of living zones with Dongtan New Town will also become possible. Demand expansion is expected to occur simultaneously due to the expansion of living zones and infrastructure.
Excellent living conditions further enhance competitiveness. Sema Station on Subway Line 1 is within a 5-minute walk, and government offices, commercial facilities, municipal daycare centers, and schools of all levels are nearby, promising convenient living. Once commercial facilities in Sema Station Apiche The Bom are completed, it is expected to become a ‘station-area complex’ where residents can enjoy a one-stop lifestyle.
Transportation conditions are also excellent. Using Sema Station on Line 1, it takes about 1 hour to Yongsan Station in Seoul, about 10 minutes to Suwon Station, and about 20 minutes to Jije Station. A dense road network is also nearby. The nearby Buk Osan IC provides convenient access to the Gyeongbu Expressway, and access to the Metropolitan Area 2nd Ring Expressway, National Route 1, Osan-Hwaseong Expressway, and Pyeongtaek-Paju Expressway is also convenient, making travel throughout the metropolitan area easy.
Educational environment and surrounding residential infrastructure are excellent. Sema High School, known as a prestigious high school in the area, is nearby. It gained attention for producing a perfect scorer in the 2018 college entrance exam and is designated as a science-focused school, widely known for its high preference among local students. In addition, elementary, middle, and high schools such as Gwangseong Elementary School and Sema Middle School are within walking distance, and the Dongtan 1 New Town academy district is also conveniently accessible, boasting an excellent educational environment. The adjacent ‘Jukmi Sports Park,’ covering 65,140㎡ (including auxiliary facilities), offers various sports activities. Nearby green spaces such as Jukmiryeong Peace Park, Yeogye Neighborhood Park, Goindol Park, and Munheon Neighborhood Park provide abundant greenery, promising a pleasant and healthy residential life. Backed by these advantages, the recently launched Osan apartments ‘Hoban Summit Granville · La Terrace’ attracted 11,102 subscription accounts for 689 units across two complexes in this month’s subscription.
‘Sema Station Apiche The Bom’ plans to devote great effort to enhancing residential satisfaction. It fully reflects the know-how of Five Construction, which has supplied many luxury residential products in Seoul’s affluent areas. The exterior finishing materials use high-end exterior insulation metal panels, sometimes seen in premium mixed-use complexes, to enhance insulation performance. A district heating and cooling system is applied, which is expected to reduce overall management costs. Built-in wardrobes (for 34㎡ units) and laundry spaces with dryers (in all units) are also advantages. The 52㎡ units, designed with a 3-bay floor plan, improve ventilation and lighting, and include a master bedroom dressing room and two bathrooms. Air conditioners are provided in each room and the living room as standard, and each unit enjoys at least one parking space. Sky community facilities will be provided on floors 18 to 20, and an eco-friendly outdoor resting area called ‘Bomgil’ (tentative name), connected to the plaza next to the complex, is planned.
Investment potential is also excellent. There is no restriction on re-winning since subscription accounts are not required. The ownership period of Sema Station Apiche The Bom is recognized as a period of non-homeownership, so it does not burden future apartment subscription plans. Anyone aged 19 or older can apply regardless of their place of residence.
The model house for Sema Station Apiche The Bom is located at 597-3 Segyo-dong, Osan-si, Gyeonggi Province. Move-in is scheduled for September 2023. Due to the COVID-19 pandemic, visits to the model house are possible by prior reservation, and related information such as location and product features is provided through the website, receiving positive responses.
