As the spread of the novel coronavirus infection (hereinafter COVID-19) prolongs, the 'Untact' trend is influencing citizens' lifestyles overall. The housing market is no exception.
A new trend is also taking hold in the housing market. In the domestic housing market, which is centered on apartments, the trend is shifting toward detached houses, as detached houses with high independence align well with the 'Untact' trend.
Detached houses, being independent units, are free from issues such as privacy invasion or noise between floors. Additionally, they offer various service areas such as private gardens, terraces, and attics, allowing for more spacious utilization.
Recently, interest in 'complex-type terrace houses' has increased within this trend. These are detached houses with terraces gathered closely in a complex form resembling an apartment complex. They feature the advantages of detached houses mentioned earlier, along with various security and community facilities typically provided in apartments.
A sales official stated, "In recent years, the demand for detached house sales has greatly increased. The biggest appeal to buyers seems to be that they can enjoy independent living while also experiencing complex-style living similar to apartments."
One of the new sales projects for complex-type terrace houses is 'La Siera Taejeon,' located in the planned city districts of Taejeon and Gosan in Gwangju, Gyeonggi Province. Developed by H4ret Co., Ltd. and constructed by Angang Construction Co., Ltd., 'La Siera Taejeon' is a detached terrace house complex in Gwangju, Gyeonggi Province, consisting of 76 units with a single exclusive area of 84㎡, spanning from two basement floors to four above-ground floors. The complex includes various types: △84A1 type with 22 units, △84A2 type with 16 units, △84B type with 35 units, △84C type with 1 unit, and △84D type with 2 units.
This complex offers highly expandable spaces unique to various detached houses, diverse community facilities, and parking spaces for each household to enhance residents' convenience. Additionally, an underground shared parking lot is provided to minimize parking congestion, and separate entrances for residential and commercial areas improve vehicle traffic and movement convenience.
Furthermore, community facilities for residents such as a golf practice range, fitness center, shower rooms, changing rooms, and a residents' caf? will be operated on approximately 335㎡, further enhancing living convenience.
The Taejeon and Gosan districts, where 'La Siera Taejeon' is located, are Gwangju City's first large-scale planned cities, gaining attention for significantly improved accessibility to Seoul through continuous expansion of transportation networks. Since the opening of the 2nd Yeongdong Expressway in 2016, access to Gangnam, Pangyo, and Bundang has dramatically improved. In 2024, the Anseong-Sejong section of the Seoul-Sejong Expressway is scheduled to open, further enhancing accessibility to Seoul and other regions.
Additionally, the double-track railway project connecting Suseo Station in Gangnam-gu, Seoul, and Gyeonggi Gwangju Station in Gwangju has passed the preliminary feasibility study and is currently in the planning stage. Moreover, the Songpa-Yangpyeong Expressway, spanning 27 km, is underway; upon completion, it will allow entry to Seoul's Songpa-gu via Yangpyeong. The extension plan of the Wirye-Sinsa Line from Seongnam to Gwangju is also under consideration.
At 'La Siera Taejeon,' using Gyeonggang Line's Gyeonggi Gwangju Station, located about a 10-minute drive away, residents can reach Pangyo Station in about 10 minutes (3 stops) and Gangnam Station in about 30 minutes (7 stops). Once the Suseo-Gwangju double-track railway, planned for completion in 2027, opens, it will take only 12 minutes from Gyeonggi Gwangju Station to Seoul's Suseo Station, further improving accessibility to Seoul.
Meanwhile, the 'La Siera Taejeon' sales gallery is located in Gwangju, Gyeonggi Province, and is scheduled for a grand opening on April 30.
