Apartments built in completed housing development districts always attract great attention. Especially, new apartments in industrial cluster areas are highly preferred because they offer proximity to workplaces and allow residents to enjoy well-established urban infrastructure immediately upon moving in.
Housing development districts are planned under the leadership of public institutions, with schools, parks, commercial, and industrial facilities systematically established. However, in the early stages of development, there is the inconvenience of having to wait until infrastructure is fully developed. Therefore, new apartments supplied in the final stages of housing development districts are highly favored by buyers, as they can conveniently enjoy abundant infrastructure right after moving in.
According to Real Estate 114, the ‘Dongtan Station Geumseong Baekjo Yemiji Phase 3’ in Dongtan 2 New City, scheduled for move-in this year, recorded an average competition rate of 106.81 to 1, with 39,414 applicants for 369 units (excluding special supply) at the time of sale. The reason for its popularity is analyzed to be the ability to enjoy the rich infrastructure of the completed Dongtan Techno Valley immediately upon moving in, as well as the proximity to the largest industrial cluster in Korea, Dongtan Techno Valley.
A premium of several hundred million won was also formed. According to the Ministry of Land, Infrastructure and Transport’s actual transaction data, in July last year, a sale right for an 84㎡ (27th floor) unit in Dongtan Station Geumseong Baekjo Yemiji Phase 3 was traded at 676.8 million won, which is over 200 million won above the original sale price.
Real estate experts say, “Housing development districts become more livable after completion, increasing the waiting demand of people wanting to move to the area,” adding, “Especially, housing development districts with large-scale industrial complexes show higher preference for apartments that have secured advantageous locations for proximity to workplaces.”
Meanwhile, ‘Dongtan Station Geumgang Pentarium The Siglo,’ a residential-commercial complex apartment that has secured the best location in Dongtan Techno Valley, announced its sale in May. This complex, supplied by Geumgang Housing, consists only of small to medium-sized units preferred by buyers: 380 apartments with exclusive areas of 52㎡ and 58㎡ in a 38-story building above 4 basement floors, and 132 residential officetel units with an exclusive area of 45㎡ in a 25-story building. By detailed type, the apartments include 190 units of 52㎡ and 190 units of 58㎡, and the residential officetels include 132 units of 45㎡. Neighborhood living facilities will be located on the 1st and 2nd floors above ground.
Dongtan Station Geumgang Pentarium The Siglo has secured an excellent location even within Dongtan Techno Valley. It offers proximity to nearby industrial complexes and excellent transportation access. The nearby Giheung Dongtan IC allows quick access to major urban areas such as Gangnam and Bundang via the Gyeongbu Expressway. The 2nd Outer Ring Expressway and the Yongin-Seoul Expressway are also conveniently accessible. Dongtan Station is nearby, and using the SRT, it takes only 17 minutes to reach Suseo Station.
There are many development benefits as well. The GTX-A line, scheduled to open in 2023, will be established nearby. Once opened, it will take only 18 minutes to reach Samsung Station. The planned Tram Line 2, connecting Byeongjeom Station to Dongtan New City, will be accessible by walking, and the double-track railway connecting Indeokwon to Dongtan is scheduled to begin construction in 2022.
Additionally, convenient access is available to E-Mart (Dongtan branch), Lotte Outlet (Giheung branch), IKEA Giheung, and the Lotte Department Store (Dongtan branch) opening in June this year. An E-Mart Traders (Dongtan branch) is also planned nearby. The complex is close to elementary, middle, and high schools such as Neulbom Elementary, Dawon Elementary, Dawon Middle, and Hanbaek High School. Osancheon Stream flows around the complex, and nearby parks such as Seonnap Forest Park, Banseoksan Neighborhood Park, Dongtan Ribera CC, and Hwaseong Sangnok CC provide a pleasant residential environment. Especially, Dongtan Yeoul Park offers many family-friendly facilities including soccer fields, tennis courts, playgrounds, wetlands, a dog park, a musical fountain, Dongtan Waterfall, and Dongtan Arboretum.
Dongtan Station Geumgang Pentarium The Siglo apartments are designed mainly with south-facing slab-type layouts, offering excellent lighting, ventilation, and a sense of openness. The residential officetels (1.5-room/2-room) apply terrace and loft (nudarak) designs (except for some units) to enhance space utilization.
