The popularity of apartments with the name of a ‘station’ included in the complex name is steadily rising.
Complexes featuring the name of a ‘station’ in their names, highlighting their proximity to subway stations, are expected to offer convenient transportation environments. Residents can easily access commercial areas developed around the station, providing excellent living convenience. Given their highly preferred residential environments, complexes with ‘station’ names continue to perform well in the subscription market.
Last year, ‘Hillstate Namcheon Station The First’ in Suyeong-gu, Busan, recorded the highest competition rate in Busan in 2020 with 60,824 applicants for 109 units, resulting in a ratio of 558.02 to 1. In Incheon, ‘Bupyeong Station Hanla Vivaldi Treviant’ attracted 13,351 applicants for 53 units, showing a ratio of 251.91 to 1. In Suwon, Gyeonggi-do, ‘Maegyo Station Prugio SK View’ received an overwhelming 156,505 applications for 1,074 units, with a competition rate of 145.72 to 1.
This trend is not limited to last year. In 2019, ‘Dongdaegu Station Woobang IU Shell’ had a competition rate of 126.71 to 1, while in 2018, ‘Dongtan Station Yurim Norway Forest’ recorded 184.61 to 1, and ‘Daegu Station Hanla Hauszent Centum’ had 157.99 to 1. Station-named apartments near stations have consistently shown triple-digit competition rates, attracting many applicants in the subscription market.
An industry insider said, "Transportation conditions are considered an important factor in choosing a residential area," adding, "Complexes with ‘station’ names in their titles immediately convey their station-area location, which is why they attract high interest from applicants, as they clearly embody this advantage."
Meanwhile, a new station-area apartment with excellent location and subscription conditions is drawing attention as it prepares for supply in Cheonan.
Seohui Construction plans to offer ‘Jiksan Station Seohui Starhills New Planning City’ in the Cheonan area of Chungcheongnam-do. The complex consists of 8 buildings ranging from 2 basement floors to 25 above-ground floors, with a total of 653 units of 59 and 84 square meters in exclusive area, of which 294 units will be available for general sale.
‘Jiksan Station Seohui Starhills New Planning City’ is within walking distance of Jiksan Station on Seoul Metropolitan Subway Line 1. It offers convenient access to Cheonan and the metropolitan area via KTX Cheonan-Asan Station, Gyeongbu Expressway Cheonan IC, and Bukcheonan IC. Additionally, the ‘National Road No. 1 Cheonan Jiksan Intersection Three-Dimensional Project’ is underway, expanding the six-lane road at Jiksan Intersection, which is expected to further improve traffic convenience by alleviating vehicle congestion.
Being located in a non-regulated area offers the advantage of relatively fewer restrictions. Although Cheonan is designated as a regulated area, the complex is situated in an eup/myeon area, which is classified as a non-regulated area. ‘Jiksan Station Seohui Starhills New Planning City’ has no resale restrictions, and household members can also apply. With relatively relaxed regulations on subscription qualifications and loans, it is expected to attract significant attention from both actual residents and investors.
The educational environment is also favorable. Nearby schools include Sam-eun Elementary within walking distance, Somang Elementary, Eopseong Elementary, Buseong Middle, Bukil Girls’ High, Eopseong High, and Cheonan Commercial High School.
