Non-Regulated Complex 'Hanwha Forena Pohang' Shows Hot Sales Fever...

On Friday, April 16, 'Hanwha Forena Pohang' officially opened its model house and began full-scale sales, receiving positive reviews from visitors and smoothly heading toward early sell-out. In fact, the pre-visit reservation system conducted before the opening also saw weekend reservations quickly filling up, showing strong interest from potential buyers.


Hanwha Forena Pohang, supplied in Pohang City, Gyeongsangbuk-do, is operating its model house while strictly adhering to quarantine guidelines to prevent the spread of COVID-19. At the entrance of the model house, visitors had to undergo full-body disinfection, non-contact temperature checks, and mask-wearing verification. Inside, visitors were required to maintain a certain distance from each other during the tour, with hand sanitizers placed throughout for frequent disinfection. Additionally, a safe-call entry management service was operated to accurately track visitors for COVID-19 prevention.


Ms. Kang (45, female), a resident of Buk-gu, Pohang City, who visited the model house through the pre-visit reservation system, said, "Seeing the thorough hygiene management and preventive measures inside and outside the model house, I feel safe while touring." She added, "Especially, the installation of partitions at the consultation desks allows for consultations with staff in the safest possible way, which is very satisfying."


Another visitor, Mr. Yoo (30, male), residing in Nam-gu, Pohang City, said, "The residential environment seems good as schools and central commercial districts are close to the KTX Pohang Station area." He continued, "Moreover, Buk-gu is a non-regulated area, so resale of pre-sale rights is free, and since new town development is underway in terms of scale, I expect a high premium in the future and plan to apply for subscription."


Located within the Iin District urban development zone, 'Hanwha Forena Pohang' boasts excellent living infrastructure. The KTX and Donghae Line Pohang Station are nearby, and access to Yeongilman-daero, National Road 28, National Road 7, and Pohang IC is convenient. Additionally, a central commercial facility site is planned to the south of the complex, with good accessibility to Lotte Department Store, Lotte Cinema, and S Pohang Hospital. The complex includes daycare centers and kindergartens, and nearby sites for elementary, middle, and high schools are planned.


It is also a central area for development in northern Pohang, with high future value. Approximately 5,300 households will be built within the Iin District (about 950,000㎡), the largest single urban development zone in Pohang. Furthermore, a total of 4 million square meters of land and urban development is underway, including the Pohang Convergence Technology Industrial District Pentacity (about 1.48 million㎡), Seonggok District (about 200,000㎡), and KTX New Town District (about 870,000㎡).


Positive reviews about the product continued. Mr. Choi (35, male), a resident of Buk-gu, Pohang City, said, "With over 2,000 households, the large complex features a sky lounge and indoor gymnasium, and the landscaping within the complex seems well-equipped so that children can play safely." He added, "The in-unit products such as kitchen furniture and bathrooms also seem very luxurious and well-made, which I like."


'Hanwha Forena Pohang' will have sky community facilities on the top floor, the 29th floor, including a sky lounge, guest rooms, and rooftop garden with secured views. The basement will include a multipurpose party room, cooking lab, seminar room, study room, reading room, kids caf?, and moms caf?. There will also be a multipurpose indoor gymnasium and fitness center, GX room, golf practice range, and the region's first sauna facility, allowing for year-round exercise regardless of weather.


As a park-style apartment, diverse landscaping facilities such as a family camping site, pet garden, lawn plaza, and themed gardens will be applied. The exterior of the complex will feature the 'Forena Exterior Design,' creating a sophisticated atmosphere and establishing it as a landmark.


Additionally, all units will be equipped with German luxury kitchen furniture from Nobilia free of charge. The couple’s bathroom (for units 84㎡ and above) will feature large tiles from the world-renowned Italian brand MARAZZI and gold-plated fixtures, applying Forena’s unique high-end bathroom design specialization. Premium sanitary ware from American Standard will also be installed. For residents' convenience, a slim 3-panel automatic sliding door will be provided free of charge for all units' entrances, and KCC glass railing integrated windows, the first in Pohang, will be applied to the living room and master bedroom of all units.


Subscription applications for 'Hanwha Forena Pohang' will begin with special supply on Monday, the 26th, followed by first priority on Tuesday, the 27th, and second priority on Wednesday, the 28th. Winners will be announced on May 4, and official contracts will be conducted over five days from May 17 to 21.


To reduce the financial burden on contract holders, the down payment will be split into two installments with the first installment fixed at 10 million KRW. Interest-free loans for interim payments and free balcony expansions for all units will be provided. Especially, as a non-regulated complex, resale of pre-sale rights is possible after down payment, and various regulations such as subscription qualifications and loan restrictions are relatively relaxed.


Meanwhile, Hanwha Construction is responsible for construction of Hanwha Forena Pohang, which will consist of 16 buildings from two basement floors to 30 floors above ground, with a total of 2,192 units ranging from 59 to 109㎡ in exclusive area.
