'Gimhae Yulha The Sky City Zenith & Frau' Officetel Subscription Starts on the 20th

- Popular practical layouts resembling small apartments of △43㎡ and △59㎡ types
- Rich expansion of 'community facilities' and 'landscaping facilities' befitting a mammoth complex of over 4,400 households

Doosan Construction and Kolon Global announced that they began pre-selling a total of 629 officetel units at ‘Gimhae Yulha The Sky City Zenith & Frau’ starting from the 15th (Thursday). Subscription applications will be accepted for two days from the 20th (Tuesday) to the 21st (Wednesday).


‘Gimhae Yulha The Sky City Zenith & Frau’ is a mammoth-scale residential complex being built by the Doosan Construction and Kolon Global consortium in the Gimhae area of Gyeongnam. The complex will consist of a total of 15 buildings, ranging from 4 basement floors to a maximum of 49 floors, supplying a total of 4,393 units including 3,764 apartment units (with exclusive areas of 64 to 163㎡) and 629 officetel units (with exclusive areas of 23 to 59㎡). The officetel units are composed of △222 units of 23·24㎡ type, △259 units of 43㎡ type, and △148 units of 59㎡ type. The project is being implemented by ‘Yulha IEL Regional Housing’.


On the 6th, the apartment units of this complex completed subscription applications with fierce competition, attracting 15,590 applicants for 709 units in the first priority alone, resulting in an average competition rate of 22.0 to 1. This is the highest subscription competition rate in the region since 2016. Additionally, it gathered the largest number of subscription savings accounts since 2016.


With such a heated demand for ‘Gimhae Yulha The Sky City Zenith & Frau,’ the strong sales momentum is expected to extend from apartments to officetels.


A sales official from the company stated, “Since the day after the apartment subscription ended, inquiries about officetel sales have significantly increased,” adding, “In particular, customers showed great interest in the 43㎡ and 59㎡ units, which have floor plans similar to small apartments.”


The fact that there were no small-sized apartment units (exclusive area under 60㎡) among the apartment supply of ‘Gimhae Yulha The Sky City Zenith & Frau’ also seems to have stimulated demand for officetels. Furthermore, since there has been almost no supply of small-sized units in surrounding areas such as Yulha 2 District, there is also abundant waiting demand.


In fact, the floor plans of the 43㎡ and 59㎡ units are not much different from apartments. The exclusive 43㎡C type is designed with a 2-bay structure. It includes a living room, bedroom, and bathroom. A dressing room is provided in the bedroom to facilitate year-round clothing storage. Notably, the living room, which is the main space where families mainly spend time, is designed to be spacious.


The exclusive 59㎡A type floor plan is no different from an apartment. It is designed with a slab-type 3-bay, 2-room structure. When visiting the model house unit, it feels almost like being in an apartment. Also, the efficient space layout makes it sufficient for a family of four to live comfortably. Particularly, it features a high ceiling height of 2.4m, which is rare in officetels, providing both openness and comfort. Next to the kitchen, there is a utility room where a washing machine or dryer can be installed, making it convenient to store miscellaneous items.

As it is built as a mammoth complex with about 4,400 units including apartments, abundant community and landscaping facilities will be provided. The community center includes a fitness center, GX room, indoor golf range, and large-scale sauna facilities. Additionally, a small library, reading room, book caf?, and English village will be prepared as comfortable study spaces for children. Moreover, various themed parks including a central plaza will be created so that residents can enjoy rest and leisure activities within the complex without having to go far.


The surrounding demand base is also solid. Right next to the complex is the Gimhae Tourism Distribution Complex, allowing rental demand from workers in distribution and service industries to be secured first. This area includes stores such as Nonghyup Hanaro Mart, Lotte Outlet, Lotte Cinema, Gimhae Lotte Water Park, and logistics centers. In addition, hotels, condos, theme parks, and sports centers are also planned.


The surrounding transportation conditions are excellent. Through Chilsan-ro located just north of the Gimhae Tourism Distribution Complex, it is easy to access the old downtown area of Gimhae. Also, entry to the Namhae 2nd Branch Expressway is convenient via Garak IC and Jangyu IC.


Public transportation conditions will also improve significantly in the future. With the scheduled opening of the double-track railway from Bujeon to Masan next year, commuting to Busan and Changwon will become easier. According to the Gimhae City Urban Planning Team, the travel time from Jangyu Station to Changwon Station is expected to be about 27 minutes, and about 30 minutes to Bujeon Station.


Subscription for the officetel will be held for two days from the 20th (Tuesday) to the 21st (Wednesday). Subscription applications are primarily accepted online through the Korea Real Estate Board’s subscription homepage. Winners will be announced on the 26th (Monday), and contracts will be conducted on the 27th (Tuesday) and 28th (Wednesday). Contract holders will be offered a 60% interest-free installment payment benefit. The model house is located in Gimhae City and is open for viewing.
