‘School+Park’ Paired Apartments Popular in the Sales Market

The apartment market, where the 30s and 40s generation?who are major parents?have become the main demand group, is seeing apartments within walking distance to both schools and parks consistently achieve excellent subscription results. In fact, complexes equipped with both 'school + park' have recorded high competition rates nationwide and are gaining popularity. According to data from the Korea Real Estate Board's Subscription Home, 'Wirye Ja-i The City,' which was sold in Seongnam-si, Gyeonggi-do in January this year, recorded the highest competition rate in the Gyeonggi-do area with an average of 617.5 to 1. This complex has kindergartens, elementary, middle, and high schools all within about 500 meters radius, and to the south, it is adjacent to Changkokcheon Stream, waterfront parks, and Wirye Neighborhood Park, making it a popular choice among many parents.


'Hillstate Namcheon Station The First,' launched in Suyeong-gu, Busan, is also a complex within walking distance to Namcheon Elementary School and Cultural Park, achieving an excellent subscription rate of 558 to 1. This is also the highest competition rate ever recorded in Busan.


Moreover, looking at complexes sold from January 2020 to March 2021, 'school + park' paired complexes in regions including Gyeonggi, Busan, Seoul, Jeollabuk-do, and Chungcheongnam-do recorded the highest competition rates within their respective areas.

An industry insider said, “Apartments equipped with both schools and parks have recently attracted more demand as smart single-home ownership gains attention,” adding, “As a result, transactions are actively taking place, and premiums are appearing high due to increased demand.”


As interest in 'school + park' as a key to sales success rises, attention is focused this month on complexes within walking distance to schools and parks.

HDC Hyundai Development Company plans to sell 'Gunsan Hosu Park I-Park' in the Gunsan-si area of Jeollabuk-do in April. The complex consists of 10 buildings, ranging from 3 basement floors to 29 above-ground floors, with a total of 665 units sized between 84 and 238 square meters. It is adjacent to Eunpa Lake Park (approximately 2.57 million square meters), making it easy to enjoy leisure activities such as walking, and some units offer views of the lake park. The area around the project site is rich in green spaces including Saedeul Park, Susong Neighborhood Park, Jeombang Mountain, Janggyesan Mountain, and Wolmyeong Mountain, providing a pleasant environment. Jigok Elementary School is within walking distance, allowing children to commute safely, and Dongwon Middle School, Gunsan Girls' Commercial High School, and Gunsan City Library are also nearby. Additionally, the relocation project of Dongsan Middle School is planned nearby, which is expected to further improve educational conditions. Convenience facilities such as Gunsan Medical Center, Lotte Mart, CGV, and Gunsan Arts Center are close, and access to the central commercial district and living convenience facilities of the adjacent Susong district is also convenient.


Hyosung Heavy Industries plans to sell 'Harrington Place Smart Valley' in the Asan-si area of Chungcheongnam-do in April. The complex will consist of 10 buildings from 1 basement floor to 20 above-ground floors, with a total of 704 units sized between 59 and 84 square meters. The area around the complex is rich in green spaces including Chaam Neighborhood Park, and nearby there is Samsung Daycare Center, with an elementary school site planned. The complex is adjacent to Cheonan Smile City, allowing residents to walk to various convenience facilities including Costco Cheonan branch. The Buldang district, which houses Cheonan City Hall, Galleria Department Store, and Cheonan Sports Complex, is also about a 10-minute drive away.


Seohui Construction plans to sell 'Jiksan Station Seohui Starhills New Planning City' in the Cheonan-si area of Chungcheongnam-do in April. The complex consists of 8 buildings from 2 basement floors to 25 above-ground floors, with a total of 653 units sized 59 and 84 square meters, of which 294 units will be sold to the public. It is a park-specialized apartment with 35% of the site area (8,926 square meters) dedicated to landscaping, and a children's park (about 1,120 pyeong) will be built next to the complex. The nearby Sam-eun Reservoir Sports Park and Seonggeo Mountain provide abundant green environments. Within walking distance are Sam-eun Elementary School, Somang Elementary School, Eopseong Elementary School, Buseong Middle School, Bukil Girls' High School, Eopseong High School, and Cheonan Commercial High School. Jiksan Station on Seoul Subway Line 1 is also within walking distance.


Hyundai Engineering plans to sell 'Hillstate Yongin Gojin Station' in Yongin-si, Gyeonggi-do in April. The complex will be built on D1 and D2 blocks of the Gorim Jindeok District, ranging from 4 basement floors (3 basement floors for D2 block) to 30 above-ground floors, with a total of 2,703 units sized between 59 and 84 square meters. The number of units per block is 1,345 for D1 block and 1,358 for D2 block. Nearby are planned sites for kindergartens, elementary and middle schools, and a high school, with abundant green environments such as small parks, Bongdu Mountain, and Gyeongan Stream.


Geumseong Baekjo will accept first-priority subscription applications on the 20th for 'Geomdan New Town Yemiji First Foret' located in Geomdan New Town, Incheon. The complex consists of 10 buildings from 2 basement floors to 25 above-ground floors, with a total of 1,172 units sized between 76 and 102 square meters. To the south is Seonhwangdaengi Mountain, providing refreshing views, and residents can walk to Gyeongin Ara Waterway Park. Additionally, Gyeyang Stream and a planned neighborhood park are adjacent, allowing residents to enjoy rest in a pleasant natural environment. Also, within 500 meters radius of the complex, elementary, middle, and high schools are planned to be established.
