Expecting Business Synergy Effects in Industrial Complex Dense Areas
Just like residential housing, there is a growing demand for prime locations in knowledge industry centers. Recently, knowledge industry centers offered in desirable locations have all been quickly contracted. These centers share common factors such as convenient transportation and the potential to attract large-scale companies or office facilities.
Areas with well-established business infrastructure are preferred by companies due to excellent transportation, which facilitates commuting as well as logistics movement. Additionally, regions densely populated with companies offer advantages for business synergy by enabling easier collaboration with surrounding firms.
For example, last year, the ‘Gasan Station Bando Ivy Valley’ knowledge industry center, located in the heart of Seoul Digital Industrial Complex (G-Valley), known as the mecca of domestic venture businesses, attracted attention and was completely sold out in a short period. G-Valley hosts various companies in knowledge industries, information and communication, and software, leading to high preference due to the expected improvement in business efficiency through exchanges with related companies.
Meanwhile, a knowledge industry center expected to enjoy a prime business location with perfect transportation and vision is scheduled for sale this month, drawing consumer interest. The center, Renobourg Bucheon, is being developed in Bucheon City, Gyeonggi Province, with a total floor area of approximately 11,600 pyeong across one basement floor and seven above-ground floors.
Located within the Ojeong Logistics Industrial Complex, Renobourg Bucheon is considered an excellent location for business due to its proximity to industrial complexes and factory clusters such as Ojeong General Industrial Complex and Seoun General Industrial Complex. It is also close to traditional industrial zones like Bucheon in Gyeonggi, Bupyeong/Gyeyang in Incheon, and Magok Industrial Complex in Seoul. With excellent regional transportation access including the Gyeongin Expressway (Bucheon IC) and Seoul Ring Expressway (Jungdong IC, Gyeyang IC) within about 1 km, commuting to Seoul and the metropolitan area is convenient.
In particular, the Ojeong Logistics Industrial Complex area where Renobourg Bucheon is located is adjacent to Bongo-daero, which is expected to benefit from the development of the Third Bridge (scheduled for 2025). This will form a new air logistics chain connecting Incheon International Airport, Cheongna International City, and Gimpo Airport. The Third Bridge connecting Yeongjong International City and Cheongna International City will eventually extend to Yeouido, Seoul via Bongo-daero.
Additionally, it borders the Daejang Housing Development District, a 3rd New Town, which is expected to bring direct and indirect benefits. The Daejang Housing Development District plans to include 20,000 apartment units, advanced industrial complexes, and various development projects, along with infrastructure expansion such as transportation, convenience facilities, and support facilities.
Renobourg Bucheon is also adjacent to Chandeul Park, the planned cultural park within the Daejang District, and Gulpo Stream, designated as a national river undergoing restoration and improvement projects, providing a pleasant working environment.
