Last 'Jupjup' Before Strengthening Non-Order Subscription Qualifications... 'Samcheok Central Doosan We’ve' Draws Attention

Attention is drawn to the last batch of housing units supplied before the strengthening of eligibility criteria for non-priority subscription. So-called “Jupjup” non-priority subscriptions currently allow anyone aged 19 or older to apply without any special qualification requirements. However, from the end of March, the government will restrict non-priority subscription eligibility to non-homeowners residing in the relevant area, prompting active movements among buyers aiming to catch the last chance before the regulations take effect.


On January 21, the Ministry of Land, Infrastructure and Transport announced a partial amendment to the “Housing Supply Rules.” Accordingly, from the end of March this year, eligibility for non-priority subscriptions will be tightened. Until now, anyone aged 19 or older could apply regardless of homeownership status. Going forward, the eligibility will be limited to non-homeowning household members aged 19 or older residing in the housing construction area (city or county).


As a result, the nationwide enthusiasm for non-priority subscriptions has intensified since the announcement of the regulation. In February, “Pyeongtaek Godeok Hillstate Central” located in Pyeongtaek, Gyeonggi Province, received an astonishing 109,029 applications for just one available unit through non-priority subscription. In the same month, “Jungangno Station Prugio The Central” in Jung-gu, Daegu, recorded a competition rate of 335.23 to 1 with 8,716 applications for 26 units.


Meanwhile, a new complex supplied before the strengthening of non-priority subscription eligibility in Samcheok, Gangwon Province, is attracting attention from buyers. The project is “Samcheok Central Doosan We’ve,” being sold by Doosan Construction in the Samcheok area of Gangwon Province. This complex consists of 6 buildings ranging from 4 basement floors to 36 above-ground floors, with a total of 736 units sized between 74 and 114 square meters.


Regarding location conditions, Jeongra Elementary School is about a 5-minute walk away, and educational facilities such as Samcheok Elementary, Cheonga Middle, Samcheok High, and Samcheok Girls’ High School are clustered nearby. Within approximately 1 km from the complex are Homeplus (Samcheok branch), Hanaro Mart (Gyodong branch), and Samcheok City Health Center, along with abundant green spaces such as Gyodong Park, Bonghwangsan Forest Bathing Area, and Saecheonyeon Amusement Park. The East Sea is located within 1 km in a straight line, allowing some units to enjoy sea views.


In terms of transportation, the National Route 7 along the East Coast allows quick access to neighboring areas. The Donghae Expressway provides easy connections to the Yeongdong Expressway and the Seoul-Yangyang Expressway. Since the opening of KTX Donghae Station about 15 minutes away by car in March last year, accessibility to Seoul and the metropolitan area via rail has also improved significantly.


The future value is also high due to transportation developments. The electrification project of the Donghae Line connecting Pohang, Gyeongsangbuk-do, and Donghae, Gangwon-do, began construction aiming for completion in 2022. Once the line opens, travel time from Busan to Gangneung is expected to be reduced by about 40 minutes. Additionally, in August last year, the Jecheon-Yeongwol section of the Pyeongtaek-Samcheok East-West Expressway, which had not yet started construction, passed the preliminary feasibility study, likely accelerating progress on the remaining Yeongwol-Samcheok section.


Samcheok Central Doosan We’ve is primarily oriented southward (southeast and southwest). For units with a floor area of 84 square meters or more, a 4-bay cross-ventilation layout, an alpha room, and a large master bedroom walk-in closet are applied to maximize space utilization, and a “ㄷ”-shaped kitchen is introduced to ensure efficient movement flow.


Community facilities include a fitness center, GX room, indoor golf practice range, and screen golf course. The total number of parking spaces, including neighborhood living facilities, is 1,241, securing 1.67 parking spaces per household. In addition, with a low building coverage ratio of about 17% and more than 25% of the total site area dedicated to landscaping, residents can enjoy a pleasant living environment.


Various systems are also applied. Each unit is equipped with a home network wall pad that allows energy usage monitoring, elevator calls, and registered vehicle arrival notifications, which can be controlled remotely via smartphone linkage. Energy-saving devices such as standby power cut-off devices and ECO energy-saving faucet fixtures are also installed.


Samcheok Central Doosan We’ve will hold official contracts for three days from Monday, April 12 to Wednesday, April 14.
