Bando Construction announced that following the successful sale of its first knowledge industry center in Seoul last year, ‘Gasan Station Bando Ivy Valley,’ it plans to launch sales of ‘Yeongdeungpo Bando Ivy Valley’ in the Yeongdeungpo district of Seoul this April. The project is expected to attract significant attention due to its excellent accessibility to major business districts such as Yeouido (YBD), Sangam DMC, and Seoul Digital Complex, as well as its location within a double subway station zone.


‘Yeongdeungpo Bando Ivy Valley’ will be developed in Yeongdeungpo-gu, Seoul, with a total floor area of 38,870㎡ spanning from four basement levels to 11 floors above ground. It will comprise 228 units and 32 neighborhood living facilities. From the first basement floor (excluding parking) to the 11th floor above ground, all units will be designed as manufacturing and factory-type spaces, with neighborhood living facilities located on the first floor above ground.


Yeongdeungpo-gu is one of Seoul’s three major downtown areas and has seen a steady increase in workers. In particular, with the Ministry of Land, Infrastructure and Transport selecting Yeongdeungpo-gu as one of the first candidate sites for the Seoul downtown public housing complex development project, a core part of the 2·4 Supply Plan, the location conditions of ‘Yeongdeungpo Bando Ivy Valley’ are expected to improve further. Additionally, the Yeongdeungpo area is slated for redevelopment projects including Yeongdeungpo downtown station area redevelopment, shantytown redevelopment, Daeseon Flour Mill regeneration project, and the construction of the 2nd Sejong Cultural Center, which are expected to enhance the surrounding environment and bring development benefits.


‘Yeongdeungpo Bando Ivy Valley’ is within walking distance of Yeongdeungpo Market Station on Subway Line 5 and Yeongdeungpo-gu Office Station, a transfer station for Lines 2 and 5. It also offers easy access to major roads such as Yeongsin-ro, Yeongdeungpo-ro, and Gukhoe-daero, facilitating northbound entry toward Yanghwa Bridge and eastbound entry toward Yeouido. This allows for travel by car to major business districts including Yeouido Business District (YBD), Central Business District (CBD), Yongsan District, Sangam DMC, and Magok District within 10 to 20 minutes.


Moreover, with the opening of the Seoul Jemulpo Tunnel in April this year, the undergrounding of the Western Arterial Road, and the upcoming opening of the World Cup Bridge in August, resident companies are expected to reduce logistics costs, and commuting convenience for workers will be further enhanced.


The transportation network is set to improve further. Rail networks such as the Sinansan Line (scheduled to open in 2024), Gangbuk Transversal Line (scheduled to open in 2026), and GTX-B (scheduled to open in 2027) will be expanded, significantly enhancing accessibility not only within Seoul but also to Gyeonggi and Incheon. Furthermore, the Ministry of Land, Infrastructure and Transport plans to apply for a preliminary feasibility study for the undergrounding project of the Gyeongin Expressway section from Seo Incheon IC to Sinwol IC around March to April.


Convenience facilities are abundant. Administrative offices such as Yeongdeungpo-gu Office, tax office, and post office are nearby, making administrative tasks convenient. In addition, large retail stores including Big Market Yeongdeungpo Branch, E-Mart Yeongdeungpo Branch, Shinsegae Department Store Times Square Branch, and Homeplus Yeongdeungpo Branch are located within a 1 km radius.


‘Yeongdeungpo Bando Ivy Valley’ will showcase Bando Construction’s specialized design that maximizes work efficiency for resident companies. It features various floor plans of different sizes on each floor, creating an optimal office environment for small and medium-sized enterprises, one-person companies, and startups. Additionally, it is designed with a high exclusive use ratio of 52%, providing a spacious usable area and excellent space efficiency. To ensure a pleasant working environment, meeting rooms and lounges will be provided on each floor, and rooftop relaxation gardens will be created on the 3rd and 11th floors.


Meanwhile, Bando Construction has previously received favorable reviews for its differentiated product strength during the sales of its first knowledge industry center ‘Seongnam Godeung Bando Ivy Valley’ in 2018 and ‘Gasan Station Bando Ivy Valley’ last year, successfully completing sales. As a result, ‘Yeongdeungpo Bando Ivy Valley’ is attracting considerable interest.


The sales promotion center for ‘Yeongdeungpo Bando Ivy Valley’ is located in Yeongdeungpo-gu, Seoul, and operates on a 100% visit reservation basis to prevent the spread of COVID-19.
