DL E&C May Launches 'ePyeonhansesang Yeoncheon Wellsheim'... Region's First Top Brand


[Asia Economy Reporter Onyu Lim] DL E&C (formerly Daelim Industrial) announced on the 9th that it will launch sales of ‘e-Pyeonhansesang Yeoncheon Wellsheim,’ located in Block 1 of Oksan District, Yeoncheon-gun, Gyeonggi-do, in May. This complex consists of 499 households across 6 buildings, ranging from 59 to 84㎡ (exclusive area), with floors from basement level 1 to ground level 23. The units are divided as follows: △59㎡A 43 units △59㎡B 39 units △74㎡A 86 units △74㎡B 37 units △84㎡A 206 units △84㎡B 88 units.


◆ Yeoncheon-gun’s first top brand (private sector standard) apartment = e-Pyeonhansesang Yeoncheon Wellsheim is the first apartment complex to be introduced in Yeoncheon-gun in three years, where apartment supply has been insufficient. Especially, this is the first private sale by a first-tier construction company in the area, drawing significant attention from nearby demanders. DL E&C’s e-Pyeonhansesang brand continues to achieve successful sales nationwide this year. Last month, ‘e-Pyeonhansesang Gapyeong First One,’ the first project launched after DL E&C’s establishment, sold out within four days of contract signing. In the same month, ‘e-Pyeonhansesang Yeongjong International City Centum Venue,’ which opened subscription in Yeongjong International City, Incheon, received over 10,000 subscription applications, proving the brand’s prestige as the first in the Yeongjong area.


◆ Application of top-level floor plans and complex design reflecting DL E&C’s capabilities = e-Pyeonhansesang Yeoncheon Wellsheim applies the best floor plans, community, and landscaping facilities befitting a top domestic brand apartment. First, the ‘C2 House,’ a lifestyle-customized specialized floor plan unique to e-Pyeonhansesang, will be applied. The C2 House is a new residential platform that flexibly adapts to rapidly changing lifestyles and living environments. DL E&C plans to provide an optimal living environment for residents by allowing free structural changes according to demand and maximizing storage space design.


An advanced system that eliminates concerns about fine dust will also be applied. DL E&C’s fine dust reduction system, the ‘Smart Clean & Care Solution,’ manages not only indoor but also outdoor air, covering the entire complex to create a clean environment. Inside each unit, the ‘Smart Air Control System’ automatically operates ventilation and air purification systems based on indoor fine dust and carbon dioxide levels, maintaining clean air quality 24 hours a day. Outside the complex, a weather station indicating fine dust status and mist spraying facilities are installed to provide fine dust reduction effects.


The best community facilities in Yeoncheon-gun will also be established. The community includes fitness centers, screen golf practice bays (4 bays applied), lounge cafes, reading rooms, study rooms, daycare centers, kids’ stations, and senior citizen centers to ensure a comfortable living environment for residents.


◆ Abundant development benefits such as Subway Line 1 Yeoncheon Station and Yeoncheon BIX (Euntong General Industrial Complex) = Various development benefits are planned near the e-Pyeonhansesang Yeoncheon Wellsheim complex, raising expectations for future value appreciation. In 2022, Subway Line 1 was extended to Yeoncheon Station, improving accessibility to Seoul, and the development of Yeoncheon BIX (Euntong General Industrial Complex) is expected to expand the nearby demand base.


The Dongducheon-Yeoncheon Gyeongwon Line extension project electrifies the 20.8 km section from Dongducheon Station to Yeoncheon Station and is scheduled to open in 2022. With this extension of Subway Line 1, it is expected to take about 40 minutes from Yeoncheon Station to Uijeongbu Station and about one hour to northern Seoul areas. When the GTX C line opens at Deokjeong Station, which is part of the Line 1 extension, accessibility will greatly improve, allowing travel to Gangnam, Seoul within one hour.


The Yeoncheon BIX (Euntong General Industrial Complex) development project aims to create an industrial complex for balanced development in the northern border area of Gyeonggi Province and is scheduled for completion by the end of this year. The plan is to build an industrial complex with a total project cost of 153.4 billion KRW and a total area of approximately 600,000㎡, equipped with worker welfare and corporate support facilities. It is expected to generate an economic effect of 722.3 billion KRW and create 2,161 jobs.


◆ A rich infrastructure location in the center of Yeoncheon with a pleasant living environment harmonized with nature = The area surrounding e-Pyeonhansesang Yeoncheon Wellsheim is equipped with Yeoncheon’s highest level of abundant infrastructure. Nearby are schools at all levels, including Yeoncheon Elementary, Yeoncheon Middle, and Yeoncheon High School, providing a rich educational environment. Various public facilities and convenience facilities such as Yeoncheon County Office, Yeoncheon County Court, and Yeoncheon Public Bus Terminal are also accessible. A pleasant living environment is created with Yeoncheon Children’s Park, Oksan Neighborhood Park, Hyunga Neighborhood Park, and Chatancheon Stream, where residents can enjoy a rich leisure life. Additionally, various sports facilities such as Manggoksan Sports Park and Yeoncheon Public Stadium are available.


The housing exhibition hall will be established at 276-12 Jeongok-ri, Jeongok-eup, Yeoncheon-gun, Gyeonggi-do, and is scheduled to open in May. DL E&C is also preparing to operate a cyber housing exhibition hall in parallel for consumers reluctant to visit the exhibition hall due to the COVID-19 aftermath.
