- Hwaseong City Ranked No.1 Self-Sufficient City: Future Development Vision and Top Preference Due to Transportation Benefits

Hwaseong City in Gyeonggi Province, known as a hub for manufacturing industries and a self-sufficient city, has recorded the highest net population inflow nationwide over the past decade. As of April 2020, Hwaseong's population reached 831,888, marking an increase of over 60% in ten years.
The most newly spotlighted area in Hwaseong is the Hyangnam district. In the station area of Hyangnam Station, a large apartment complex called ‘Hyangnam Station Hanyang Susian DSTG’ is being developed, constructed by Hanyang and promoted by Korea Trust. The site area of this project is 49,243㎡.
The complex consists of 11 buildings ranging from 2 basement floors to a maximum of 27 floors above ground, with a total of 945 households. The unit types include exclusive areas of 61㎡ (149 units), 66㎡ (159 units), and 67㎡ (106 units). Additionally, there are 76㎡ (137 units), 84㎡ (357 units), and 101㎡ (37 units) units.
The complex and all households are equipped with advanced smart home solutions, allowing residents to control security sensors at the complex and unit entrances, lighting, and gas shutoff remotely via smartphones. The complex also features a well-equipped shared system including parking control, unmanned parcel delivery, emergency bells, CCTV, and electric vehicle charging functions.
The model house for ‘Hyangnam Station Hanyang Susian DSTG’ (located in Gosaek-dong, Gwonseon-gu, Suwon City, Gyeonggi Province) is scheduled to open in May, and the promotional center is located on Balan-ro, Hyangnam-eup, Hwaseong City, opposite Hyangnam Homeplus. The developer is Korea Trust.
Hwaseong City in Gyeonggi Province plans to invest 2.15 trillion KRW by 2025 through the establishment of the ‘Hwaseong-type Green New Deal Comprehensive Plan,’ aiming to reduce greenhouse gas emissions by 200,000 tons annually, create 30,000 green jobs, and produce 1.5 million MWh of eco-friendly power annually.
Furthermore, by 2023, Hwaseong will invest 53.4 billion KRW in a 363,036㎡ area in the Giandong district to develop the nation’s top-level autonomous vehicle complex. This will include an automotive R&D center and support for automotive-related partner companies, establishing Hwaseong as a global hub for autonomous driving.
Hwaseong is also home to concentrated clusters of major companies, partner firms, R&D bases, and related institutions in Korea’s three future industries: semiconductors, bio-health, and hydrogen electric vehicles, including Hyundai-Kia Motors, Samsung Research Institute, and LG Electronics.
There are 27 large corporations and 9,789 small and medium enterprises, the highest number of companies in Gyeonggi Province, with expectations for further growth. The number of employees in these companies totals 177,155.
At Rodeo Street in Hyangnam 1 District, it is a popular spot for industrial complex workers and their families after work, often so crowded that parking spaces are scarce. The predominant age group is in their 30s and 40s, reflecting the youthful workforce and families of industrial workers.
Notably, the opening of the double-track Seohae Line Hyangnam Station (tentative name) is scheduled for 2022, generating much excitement. Hwaseong City is set to open multi-layered transportation networks including the Gyeongbu Expressway, Seohaean Expressway, Second Outer Ring Expressway, SRT high-speed rail, and the Seohae Line double-track railway.
