According to the Korea Real Estate Board’s subscription homepage on the 7th, a total of 15,590 people applied for the first-priority subscription for Gimhae Yulha The Sky City Zenith & Frau (709 units recruited), which was held the previous day. The average competition rate was 22.0 to 1. In particular, all housing types were closed in the first-priority local area. This is the highest subscription competition rate since 2016, when Daelim Industrial and Samho supplied “e-Pyeonhansesang Jangyu 2nd Phase (first priority average 46.3 to 1)” in Jangyu 1-dong, Gimhae. It also swept up the most subscription savings accounts since 2016. This is about twice as many as “Gimhae Prugio High-End (8,418 people),” which was supplied in July last year.
The housing type with the most intense competition rate was the penthouse with 135㎡ (exclusive area), which attracted 172 people in the first priority for only 4 units, recording a competition rate of 43.0 to 1. This housing type, located on the top floor, installed wide terraces in two places facing the living room and bedrooms 2 and 3. Since the terrace can be decorated as a garden or cafeteria and used as an exclusive space for the family, it seems to have attracted a lot of interest from prospective subscribers.
The biggest advantages of this complex are the “affordable sale price” and “significant transportation benefits.” Gimhae Yulha The Sky City Frau & Zenith was priced lower than recently supplied apartments in Gimhae. The sale price of this apartment is an average of 10.78 million KRW per 3.3㎡. Considering that nearby new apartments are traded at around 14 to 16 million KRW per 3.3㎡, it is affordable. Moreover, since a 60% interest-free benefit on the intermediate payment is provided, an effective price reduction can be expected.
This apartment is also expected to benefit from the “Bujeon~Masan double-track railway Jangyu Station,” scheduled to open next year. Using this station, it is expected to take about 27 minutes to Changwon Station and about 30 minutes to Bujeon Station. It effectively becomes part of the Busan and Changwon living areas.
The winners will be announced on the 13th, and document submission will be held from the 15th to the 24th. The official contract will be conducted from the 26th to the 2nd of next month. Move-in is scheduled for February 2025. The model house is prepared in the Buwon-dong area of Gimhae, and a cyber model house is also operated.
