New apartments supplied in areas with a high proportion of aging housing are gaining popularity. This is because residents can enjoy not only well-established living infrastructure such as transportation, education, and convenience facilities but also the advantages of new apartments. Additionally, since there has been a scarcity of new supply in these areas for some time, there is abundant pent-up demand for new construction, making the supply itself a hot topic and attracting significant attention from buyers.
In fact, newly launched complexes in areas densely populated with aging housing have achieved excellent subscription results recently. According to data from Korea Real Estate Agency’s Subscription Home, ‘Pangyo Valley Xi Phase 1’ in Seongnam-si, Gyeonggi-do, which received first-priority subscriptions in January, recorded a high competition rate of 83.91 to 1 on average. Seongnam-si, where the complex is located, has an aging apartment ratio of over 10 years at a staggering 81.61% (based on Real Estate 114).
In Gunsan-si, Jeollabuk-do, apartments older than 10 years account for 78.42% of the total, which is relatively high. ‘The Sharp Diocean City Phase 2,’ launched in the area last February, showed an average competition rate of 58.77 to 1 in the first-priority subscription. This is the highest subscription result among new complexes launched in Gunsan-si since 2000.
In regions where new apartments are rarely supplied, the abundant waiting demand also leads to significant price increases after move-in. According to KB Real Estate price data for ‘Gangneung Songjeong Hanshin The Hue’ in Gangneung-si, Gangwon-do, which has an aging apartment ratio of 79.1% and was completed three years ago (moved in March 2019), the average sale price of an 84㎡ unit rose by 24.32% over one year (from February 2020 to February 2021). This far exceeds the price increase rate of 4.33% for Gangneung-si during the same period.
In Samcheok-si, Gangwon-do, where the aging apartment ratio reaches 77.72%, new apartments offering central living infrastructure are attracting buyers’ attention. Doosan Construction is currently selling ‘Samcheok Central Doosan We’ve’ in Samcheok-si, Gangwon-do. The complex consists of 6 buildings ranging from 4 basement floors to 36 above-ground floors, with a total of 736 units sized between 74 and 114㎡.
Regarding location conditions, Jeongra Elementary School is about a 5-minute walk away, and educational facilities such as Samcheok Elementary, Cheonga Middle, Samcheok High, and Samcheok Girls’ High are concentrated nearby. Within approximately 1 km from the complex are Homeplus (Samcheok branch), Hanaro Mart (Gyodong branch), and Samcheok City Health Center, along with abundant green spaces such as Gyodong Park, Bonghwangsan Forest Bathing Area, and Saecheonyeon Amusement Park. The East Sea is located within 1 km in a straight line, allowing some units to have sea views.
In terms of transportation, the National Route 7 along the East Coast allows quick access to neighboring areas. It is also easy to use the Donghae Expressway, Yeongdong Expressway, and Seoul-Yangyang Expressway. With the opening of KTX Donghae Station about 15 minutes by car in March last year, accessibility to Seoul and the metropolitan area via the railway network has also improved significantly.
The electrification project of the Donghae Line, connecting Pohang in Gyeongsangbuk-do and Donghae in Gangwon-do, began construction aiming for completion in 2022. Once the line opens, travel time from Busan to Gangneung is expected to be reduced by about 40 minutes. Additionally, in August last year, the Jecheon-Yeongwol section of the Pyeongtaek-Samcheok East-West Expressway, which was an unconstructed segment, passed the preliminary feasibility study, likely accelerating progress on the remaining Yeongwol-Samcheok section.
Samcheok Central Doosan We’ve is designed with all units facing south (southeast and southwest). For slab-type units of 84㎡ or larger, a 4-bay cross-ventilation layout, an alpha room, and a large master bedroom walk-in closet are applied to maximize space utilization, and a ‘ㄷ’-shaped kitchen is introduced to secure efficient movement flow.
Community facilities include a fitness center, GX room, indoor golf practice range, and screen golf course. The total number of parking spaces, including neighborhood living facilities, is 1,241, securing 1.67 parking spaces per household.
