[Asia Economy Reporter Jo Gang-wook] Hyundai Engineering & Construction announced on the 31st that it will jointly offer 'Bongdam Pride City' for sale on apartment sites in the Naeri District urban development project in Hwaseong Bongdam, Gyeonggi Province, in May.
Bongdam Pride City consists of two blocks: Block 2 is constructed by Hyundai Engineering & Construction, and Block 1 by GS Engineering & Construction. The complex comprises 28 buildings ranging from 4 basement floors to a maximum of 35 floors above ground, with a total of 4,034 units sized between 59 and 105 square meters.
Looking at each block, Block 2 has 17 buildings from 3 basement floors to 35 floors above ground, with 2,333 units sized 59 to 105㎡. Block 1 has 11 buildings from 4 basement floors to 35 floors above ground, with 1,701 units sized 59 to 105㎡. The unit distribution by size is as follows: Block 2 has △59㎡ 1,071 units △72㎡ 644 units △84㎡ 615 units △105㎡ 3 units (penthouses), and Block 1 has △59㎡ 466 units △72㎡ 671 units △84㎡ 562 units △105㎡ 2 units (penthouses). Except for the 5 penthouse units, all types are designed as small to medium-sized units. Additionally, all units sized 59㎡ or larger are planned as 4-bay layouts to enhance residential comfort.
The Hwaseong Bongdam Naeri District urban development project, where Bongdam Pride City will be located, is a private urban development project developing approximately 266,540㎡ at 545 Naeri District, Bongdam, Hwaseong City, Gyeonggi Province. The area will include 4,034 units of Bongdam Pride City, detached houses, quasi-residential facilities, one elementary school, five parks, two parking lots, one public office, roads, and other urban infrastructure. Upon completion, it is expected to become a branded residential town housing about 10,000 residents.

Bongdam Pride City is a forest-adjacent complex with a pleasant residential environment. The complex is located at the foot of Sambongsan Mountain, and about 15% of the Naeri District consists of connected green spaces, scenic green areas, small parks, children's parks, and neighborhood parks. In particular, Block 2 adjoins a neighborhood park twice the size of a soccer field, allowing residents to enjoy a relaxed forest premium both inside and outside the complex.
The complex is well connected by various transportation networks. Nearby are metropolitan roads such as the Bibong-Maesong Urban Expressway, the Seoul Metropolitan Area 2nd Ring Expressway (SongSan-Bongdam (planned)-Dongtan), the Seohaean Expressway, and the Suwon-Gwangmyeong Expressway, facilitating easy travel by car to Seoul, Gyeonggi, Incheon, and other regions. Notably, Maebong-ro adjacent to the Naeri District allows direct access to Bongdam 2 District, and a new road between Naeri and Sanggiri (Local Road No. 322) on the southern side of Naeri District is under consideration, which will further improve transportation conditions.
Additionally, Eocheon Station on the Suin-Bundang Line is located about 3 km from the complex, enabling direct travel to Incheon, Suwon, Bundang, Seoul, and other areas. Especially, Eocheon Station is scheduled to be developed as a KTX transfer station through the Incheon-origin KTX direct connection project (expected completion in 2024), allowing rapid travel to various regions such as Busan and Mokpo.
Moreover, an elementary school is planned to be newly established between Blocks 1 and 2 to coincide with the move-in period, ensuring safe commuting for children. Residents can also use Bongdam Middle School and Bongdam High School within the Bongdam District. The new elementary school will include a public kindergarten attached to the school, and within the complex, a public daycare center (municipal daycare center) with part-time care rooms and an after-school care center for elementary students will be established, providing safe childcare and education for children of working parents. In particular, Block 2 plans to host Jongno M School, enabling excellent one-stop education within the complex.

Due to its excellent accessibility and quality programs, it is expected to be highly preferred by residents with young children.

The future value due to development is also anticipated. Urban development and housing site projects are underway around the complex, including Naeri District, Bongdam 1 and 2 Districts, Eocheon District, Donghwa District, Hyohang District, and Wow District, transforming this area into a new residential town with about 40,000 households.

Bongdam Pride City will be developed as the largest complex in the Bongdam area of Hwaseong City, with 4,034 units in buildings up to 35 floors, the highest in the region, and will have symbolic value as a major brand construction with high rarity in the Bongdam area.
The complex is designed mainly with slab-type units that offer excellent lighting and ventilation, oriented mainly southward, with Block 2 units arranged predominantly facing south. It features 100% underground parking, creating a car-free environment above ground for safe living. Some unit types include various storage spaces such as dressing rooms, powder rooms, pantries, alpha rooms, and utility rooms. The 105㎡ penthouse units offer a family room and spacious usage options.
With landscaping covering about 48% of the area, residents can enjoy a pleasant living environment inside and outside the complex. Harvard University professor Niall Kirkwood directly participated in the landscaping design, creating a unique landscape not found elsewhere. Block 2 plans to plant a 500-year-old zelkova tree, offering a memorable and distinctive view. Additionally, differentiated community facilities such as a swimming pool, sauna, and guest house are planned, allowing convenient leisure activities within the complex.
A sales official stated, "Bongdam Pride City will be developed as a rare first-tier brand large-scale apartment complex in Hwaseong Bongdam, and with differentiated product design and specialized landscaping, it is expected to offer brand premium and high-quality space premium. Since the sales prices in Hwaseong Bongdam are comparable to the rental prices in nearby cities, it is expected to provide an opportunity for home ownership to buyers struggling with the rental market."
The Bongdam Pride City model house is located in Gosaek-dong, Gwonseon-gu, Suwon-si, Gyeonggi Province, and is scheduled to open in May. Sales promotion centers are operating in Bongdam, Hwaseong, and Suwon. Move-in is scheduled for August 2024.
