Investor Interest Peaks for ‘Britidge Centum,’ a Residential Accommodation Facility Boasting a Perfect Location

- British Centum with Dense Living Convenience Facilities Near Centum City Station on Busan Subway Line 2 Approaching Sale Deadline

In investing in income-generating real estate, being located in a ‘station area’ is a crucial factor. Station areas with abundant foot traffic have well-established living infrastructure and excellent accessibility, making it easier to secure demand, resulting in low vacancy rates and the expectation of stable income.

In fact, commercial areas near stations show relatively low vacancy rates. According to vacancy rate data by small-scale commercial districts from the Korea Real Estate Board, in the fourth quarter of last year, the vacancy rates in the commercial districts around Gongdeok Station, Dangsan Station, and Mangwon Station in the Yeongdeungpo Sinchon area of Seoul were zero, whereas the Yeongdeungpo and Hongdae Hapjeong districts showed vacancy rates of 3% and 4.1%, respectively.

Income-generating real estate located in station areas also performs well in the sales market. The ‘Centum Centreville Flavinew’ officetel, launched in Jaesong-dong, Haeundae-gu, Busan in September last year, gained high popularity due to its prime location right next to Jaesong Station on Busan Subway Line 2, recording an average competition rate of 43.65 to 1 in the subscription.

The ‘Britidge Centum,’ a residential lodging facility currently being sold in Haeundae-gu, Busan, is also attracting significant investor interest and is nearing a complete sell-out. This complex boasts excellent accessibility, being just a 4-minute walk from Centum City Station on Busan Subway Line 2. Additionally, nearby Gwangandaero and Suyeong-ro provide easy access to all areas of Busan.

There are also abundant living convenience facilities nearby. Shopping and cultural facilities such as Shinsegae Department Store, Lotte Department Store, Homeplus, and the Busan Museum of Art are concentrated around the complex. The Busan Cinema Center, where the Busan International Film Festival is held, and BEXCO, which hosts global exhibitions and summits, are close by. Furthermore, major Busan tourist attractions such as Haeundae Beach, Dongbaek Island, and Gwangalli Beach are within a 10-minute drive, making it easy to secure domestic and international tourism and business demand.

In particular, currently, there are only two lodging facilities within Centum City?Centum Hotel and Premier Hotel?making supply insufficient. Therefore, demand related to BEXCO events is expected to concentrate on ‘Britidge Centum,’ leading to high room occupancy rates.

Moreover, it offers panoramic views of the Busan sea, Gwangandaegyo Bridge, and Suyeong Bay. The upper floors of the complex will feature a rooftop and infinity pool where residents can relax while overlooking the sea, as well as community facilities such as a business lounge, fitness center, and book caf?.

The full-furnished system has been introduced in all units to maximize residential convenience, and floors from the 3rd to the 15th include lofts to enhance space utilization in some units. Additionally, concierge services that were previously only available in hotels, such as room cleaning, valet service, and breakfast service, are planned to be provided.

‘Britidge Centum,’ located in Haeundae-gu, Busan Metropolitan City, consists of 346 residential lodging units and neighborhood living facilities, ranging from 22 to 34 square meters in exclusive area, spanning from 6 basement floors to 38 floors above ground. The complex offers reasonable sales prices and various financial benefits, including a fixed first deposit of 10 million KRW and 60% interest-free intermediate payments.
