-Rising as an alternative to offices, knowledge industry centers offering various benefits
-Newly supplied knowledge industry center in Sangsong Residential Development District attracts attention with prices around 6 million KRW per 3.3㎡
As the government’s stringent real estate measures intensify, particularly in the housing market, the commercial and office real estate market has emerged as a niche sector. On the 25th of last month, the Bank of Korea maintained the base interest rate at 0.50%, prolonging the ultra-low interest rate environment, which is also attracting liquidity to the commercial and office real estate market.
Consequently, a clear trend of positive momentum is evident in the knowledge industry center pre-sale market. With the prolonged social distancing measures leading to an increase in companies implementing remote work, perceptions of office space are changing, and knowledge industry centers are emerging as an alternative to traditional offices.
Knowledge industry centers, which offer various tax benefits, have lower initial cost burdens compared to offices and allow loans of up to 80%. If policy funds are used, loans can be obtained at interest rates lower than general secured loans, highlighting the cost advantages even further. Moreover, the rapid increase in creators planning one-person startups and the spread of the work-life balance (Work-Life Balance) lifestyle trend also contribute to the rising popularity of knowledge industry centers.
Therefore, the supply of knowledge industry centers nationwide is also showing a significant upward trend. According to the Korea Industrial Complex Corporation, the number of knowledge industry centers newly established or approved for changes last year was 140, the highest since related statistics began. However, as the supply volume of knowledge industry centers steadily increases, “discerning quality” is becoming even more important. If securing underlying demand is not smooth, leading to high vacancy rates or stagnation in price increases, losses due to depreciation may occur, which could reduce liquidity.
Thus, it is advisable to carefully consider factors such as transportation environments optimized for logistics movement, living infrastructure that enhances work convenience, future value based on development prospects, and potential for price appreciation when selecting a knowledge industry center. Recently, knowledge industry centers newly supplied within new towns or housing districts developed under systematic development plans have been attracting attention.
Currently, the knowledge industry center “Hangang Duclass Goyang Samsong” in Goyang City, Gyeonggi Province, is drawing considerable inquiries from many companies, raising expectations that it will be fully booked soon.
Based on the excellent site selection insight of Hangang Group (BS Holdings), Hangang Duclass Goyang Samsong knowledge industry center, which incorporates the premium of Samsong Housing Development District along with future value, is currently conducting simultaneous sales of neighborhood living facilities. The complex consists of one building with 451 units of knowledge industry centers spanning from two basement floors to nine above-ground floors, and 65 street-type commercial facilities, with parking spaces accommodating a total of 488 vehicles (214% of the legal requirement), enhancing convenience for tenants.
Hangang Duclass Goyang Samsong knowledge industry center is located in the strategic business hub that allows seamless access across the metropolitan area, including central Seoul, Goyang, Yangju, Paju, Gangseo Magok District, Gasan, Gwangmyeong, and Incheon. The project site in Goyang Samsong District has recently seen a notable rise in housing prices, supported by factors such as the establishment of Changneung Station on the GTX-A line in the Changneung District. This trend is also reflected in the market prices of knowledge industry centers.
The actual transaction price per 3.3㎡ of the S Knowledge Industry Center, located within a 10-minute drive from Hangang Duclass Goyang Samsong, rose sharply from around 5 million KRW in 2015 to about 8 million KRW in 2020. In light of this example, Hangang Duclass Goyang Samsong, priced reasonably at around 6 million KRW per 3.3㎡, is expected to offer stable rental business opportunities and asset growth through premium formation via new sales allowing contracts for four units at 100 million KRW, according to sales officials.
Hangang Duclass Goyang Samsong is equipped with an optimized transportation environment for smooth logistics movement, a core factor for knowledge industry centers, with access to Line 3 Jichuk Station, Samsong Station, Line 6 transfer station Yeonsinnae Station, Seoul Ring Expressway, and Tongil-ro IC, enabling rapid travel throughout the metropolitan area. Additionally, transportation benefits such as the planned GTX-A line connecting Gangnam Samsung Station, the Seoul-Munsan Expressway linking Munsan to Gwangmyeong, Pyeongtaek, and Cheonan, and the planned extension of the Shinbundang Line to Samsong Station further enhance the future value of Hangang Duclass Goyang Samsong.
Situated in the business hub housing Goyang Starfield, IKEA, Coupang Kendall Square, and Eunpyeong Lotte Mall, Hangang Duclass Goyang Samsong knowledge industry center can secure abundant wide-area demand from the adjacent Goyang City Deogeun District and Changneung New Town. It is also expected to directly benefit from the Hyangdong District in Goyang City, which has emerged as a blue-chip area following the designation of Changneung New Town as a 3rd new town.
Hangang Duclass Goyang Samsong emphasizes product competitiveness by applying specialized designs that create a perfect workspace considering employees’ work convenience and welfare. It features a “drive-in” design favored by manufacturing industries (from basement level 2 to above-ground level 5), allowing 1.5-ton vehicle access, and a “door-to-door” parking system with one-way logistics unloading, maximizing logistics movement and parking comfort.
Meanwhile, the ongoing sales of Hangang Duclass Goyang Samsong knowledge industry center offer abundant benefits. With a relatively affordable price, tenants can obtain long-term low-interest loans covering up to 80% or more of the sale price. Upon moving in, registration certificates are issued immediately, reducing complicated permit procedures and costs, and financial support such as loan mediation from Gyeonggi Province and the Small and Medium Business Corporation is provided. Additionally, eligible tenants receive a 50% reduction in acquisition and registration tax and a 37.5% reduction in property tax, minimizing cost burdens.
The model house for Hangang Duclass Goyang Samsong, which is conducting simultaneous sales of knowledge industry centers and neighborhood living facilities, is operating in Goyang City, Gyeonggi Province. For related information and inquiries, please contact the representative phone number.
