[Asia Economy Reporter Ryu Tae-min] The first apartment sale in the Seoul area this year continued the intense subscription frenzy seen last year. Despite being a small complex with a total of 165 units, nearly 10,000 applicants competed for 27 units available in the first priority supply.


According to the Korea Real Estate Board's subscription website on the 4th, a total of 9,918 applicants applied for the 27 units available in the first priority supply of 'Jayang Haneulchae Ver' in Jayang-dong, Gwangjin-gu, Seoul, held the previous day, recording an average competition rate of 367 to 1. This is five times the average subscription competition rate of 77 to 1 for Seoul apartments last year. Considering that the complex consists only of small homes under 59㎡ (exclusive area) and that all general sale units were 46㎡, this is regarded as an extraordinary competition rate.


For the 46㎡ A-type apartment, of which 13 units were supplied, 5,274 applicants applied, resulting in a competition rate of 405 to 1. The 46㎡ B-type also saw 4,645 applicants for 14 units, showing a competition rate of 331 to 1.


Previously, a special supply of 24 units in this apartment also attracted a total of 4,836 applicants under categories such as newlyweds, first-time homebuyers, elderly parent support, and institution recommendations.


This complex is a reconstruction of Jayang Apartment, consisting of two buildings from basement level 2 to ground level 19, making it a small-scale complex. The average general sale price per 3.3㎡ was 25.8 million KRW, with prices set between 480.4 million KRW and 517.2 million KRW for the 46㎡ units depending on floor, building, and orientation.
