Southwestern Seoul Metropolitan Area Transportation Hub, Gwangmyeong... 'Gwangmyeong Tiamo IT Tower'

Gwangmyeong, Gyeonggi-do is emerging as a transportation hub in the southwestern metropolitan area. Geographically adjacent to Seoul's Guro-gu and Geumcheon-gu, it is considered a gateway to Seoul. In addition to existing railroads and roads, various transportation developments are planned, making it a central point for transportation in the southwestern metropolitan area. Consequently, the local real estate market is also stirring.


Currently, Gwangmyeong is served by Subway Line 7, which allows direct travel to Gangnam without transfers, and Line 1, which connects to central Seoul locations such as Yongsan Station, Seoul Station, and Jongno. Major roads such as the Gangnam Circular Expressway, Seobu Arterial Road, and the 2nd Gyeongin Expressway are also in place, enabling access to Seoul and the entire metropolitan area by public transportation or car.


The Sinansan Line, which will stop at Gwangmyeong Station, began construction in 2019, and the Wolgot?Pangyo Line, which passes through the same station, is planned to start construction this year. Additionally, projects such as the undergrounding of the Seobu Arterial Road and the Seoul?Gwangmyeong Expressway are underway to expand the road network.


As most transportation networks in the southwestern metropolitan area pass through Gwangmyeong, a new transportation hub is being formed. The rising future value of Gwangmyeong is attracting attention in the real estate market as well, with demand particularly strong for knowledge industry centers.


In fact, the ‘Hyundai Terra Tower Gwangmyeong,’ which was launched in June last year, was sold out in a short period. Similarly, the ‘GIDC Gwangmyeong Station,’ supplied in 2018, reportedly completed contracts for all units within a month of launch, and another knowledge industry center, ‘Gwangmyeong Station Xi Tower,’ which was introduced a year earlier, also sold out in about a month.


Meanwhile, a new knowledge industry center is preparing for sale in the Gwangmyeong area of Gyeonggi-do. The ‘Gwangmyeong Tiamo IT Tower,’ developed by Daon General Construction Co., Ltd. and constructed by Poongsan Construction Co., Ltd., will be built with 4 basement floors and 16 above-ground floors, a total floor area of 56,670㎡, and 458 units.


This complex is planned to have the new Ucheguk Sageori Station on the Incheon Subway Line 2 Doksan Extension Line, which completed a preliminary feasibility study at the end of 2019 and is currently under promotion, within walking distance. Notably, Sindoksan Station, two stops away from Ucheguk Sageori Station, will be a transfer station for the Sinansan Line opening in 2024, making Ansan, Siheung, and Yeouido more accessible.


Nearby, large-scale housing development projects are underway, including the Gwangmyeong Haan 2 Public Housing District (5,400 units, planned for completion in 2025) and the Gureumsan Urban Development District (5,096 units, planned for completion in 2025), totaling about 10,000 housing units. There is also expected demand absorption from companies relocating from the aging Gasan and Guro Digital Complexes within approximately 1.5 km radius.


The complex is surrounded by Gureumsan and Dodeoksan mountains, with various green spaces nearby such as Anter Ecological Park and Cheolmangsan Neighborhood Park. Facilities include a lobby, open terrace, and rooftop garden. Shared meeting rooms will be provided on each floor, with office spaces featuring a floor height of 3.65m and ceiling height of 2.7m.


The lobby will have specialized design features, and outdoor rest areas will be available on each floor for communal use. The underground parking lot will secure parking spaces with a 7.5m wide loop and incorporate ramps to enhance convenience for users.


The Gwangmyeong Tiamo IT Tower promotional center is located in Gwangmyeong, Gyeonggi-do.
