Less Regulation Including First Priority Subscription Conditions in Non-Regulated Areas
Winners Selected 100% by Lottery for Exclusive Area Over 85㎡ Type
The first-priority subscription for ‘The Sharp Diocean City Phase 2,’ which has rapidly emerged as a major point of interest in the Jeonbuk real estate market, will be held today (the 23rd).
In particular, the special supply held on the 22nd through the Korea Real Estate Board’s subscription home recorded a total of 1,868 applications for 309 units, indicating that the first-priority subscription is expected to be highly competitive.
Since Gunsan is a non-regulated area, anyone who meets the conditions?residing in Gunsan City or Jeonbuk, aged 19 or older, having a subscription savings account for more than six months, and meeting the deposit requirements for each housing type?is eligible to apply for the first-priority subscription.
Additionally, there are no restrictions on re-winning, fewer loan regulations, and resale of the pre-sale rights is allowed after full payment of the contract deposit. Furthermore, for types exceeding 85㎡ in exclusive area, winners are selected 100% by lottery, attracting high interest from applicants with insufficient points.
A sales official stated, “At the early stage of the sale, customers showed high interest mainly in the excellent location of Diocean City, but as the subscription date approaches, the unique products of The Sharp brand are becoming a hot issue. Given the strong interest from customers not only in Gunsan but throughout Jeonbuk, we expect the competition rate for the first-priority subscription to be as fierce as that for the special supply.”
Meanwhile, The Sharp Diocean City Phase 2 is located in the Gunsan area of Jeonbuk, consisting of six buildings ranging from two basement floors to a maximum of 29 floors above ground, with a total of 771 units. The number of units by exclusive area is ▲84㎡A 442 units ▲84㎡B 111 units ▲84㎡C 36 units ▲106㎡ 125 units ▲124㎡ 54 units ▲143㎡ 1 unit ▲154㎡ 2 units.
All units feature a slab-type layout with four or more bays, and include alpha rooms and specialized bathrooms (care rooms) by type to enhance space utilization. In the center of the complex, a waterfront and green space inspired by the coastal scenery of the Gogunsan Archipelago will be created. Community facilities for residents such as a fitness center, indoor golf practice range, and dry sauna will also be provided.
The first-priority subscription application can be submitted through the Korea Real Estate Board’s subscription home website or smartphone app. Detailed information about the subscription can be confirmed via the main contact number or the official website.
