Seongdong-gu Seongsu-dong Area to Become 'Korean Brooklyn'!... Ttukseom District Unit Plan and Detailed Development Plan Amendments Approved Booyoung Hotel


[Asia Economy Reporter Park Jong-il] Seongdong-gu (Mayor Jung Won-oh) announced on the 17th that at the 2nd Urban and Architectural Joint Committee held by Seoul City, the ‘Ttukseom District Unit Plan and Detailed Development Plan Decision (Amendment) (Draft)’ for Seongsu-dong 1-ga 685-700 and 685-701 was approved with modifications.


The target site is within the Ttukseom district unit planning area and the Seongsu urban regeneration activation area, serving as an important hub connecting Wangsimni metropolitan center and Gangnam downtown.


New changes are occurring, such as the influx of new industries like social ventures and social enterprises centered around Seoul Forest, and entertainment agencies relocating from Gangnam.


In response to these changing conditions, the district has been striving to create a cultural industry complex cluster spatially concentrating culture industry-related companies, personnel, business services, and various urban services centered on Seoul Forest and Seongsu-dong.


Since 2019, through continuous consultations with project implementers (Daelim, Booyoung) and Seoul City regarding the reallocation plan of designated uses between special planning zones (Ⅲ and Ⅳ) within the Ttukseom district unit planning area for efficient cultural facility establishment, the district has achieved securing a large-scale performance hall.


The main point involves changing the designated uses of the special planning zone Ⅳ (Booyoung Hotel construction site), which was decided as an industrial exhibition hall and conference room, into a medium-to-large performance hall capable of hosting multipurpose performances with over 800 seats.


Additionally, the small performance hall with a capacity of 300 seats planned for special planning zone Ⅲ (Acro Seoul Forest) will be introduced as a specialized exhibition hall such as the D Museum, incorporating cultural and artistic experience fields based on Daelim Cultural Foundation’s operational experience, and plans to operate various local linkage programs.


The Ttukseom district unit plan and detailed development plan decision (amendment) (draft) will reflect the modifications approved during the review, undergo a re-examination period (14 days) in March, and the amendment decision will be officially announced in April.


Accordingly, special planning zone Ⅳ (Booyoung Hotel construction site) will feature two residential-commercial complex buildings up to 48 floors, one 5-star tourist hotel, and a large performance hall, with construction expected to be completed by the end of 2024.


Mayor Jung Won-oh stated, “Taking this opportunity to secure a large-scale performance hall, we will leverage the charm of factory buildings to establish Seongsu-dong as the ‘Brooklyn of Korea,’ continuously expanding and creating various cultural spaces throughout Seongsu-dong, and making it a center of the popular culture industry.”
