13,000 Households Begin Moving In... Focus on the Rapidly Rising Gamil District!

Recently, Hanam Gam-il Sweet City Complex 12 recorded a price of 35 million KRW per pyeong and an actual transaction price of 1.2 billion KRW, drawing attention to the approximately 13,000 households scheduled to move into the Gam-il district.


Hanam has been steadily experiencing rising housing prices due to its designation as a 3rd phase new town and the extension issues of subway lines 5 and 3. In fact, Gam-il Sweet City Complex 12, with an exclusive area of 84㎡, recorded a price of 35 million KRW per pyeong and an actual transaction price of 1.2 billion KRW. The asking price soared up to 1.35 billion KRW, with a price per pyeong reaching 38 million KRW. Considering that Misa Riverside Central Xi, the leading property in Hanam City, with an exclusive area of 84㎡, was traded at 1.23 billion KRW last November, the sales prices in the Gam-il district are rising quite steeply.


Once move-ins begin, it is expected that prices will rival those of Songpa and Jamsil apartments, which have long held the top spot in price increases. Real estate experts say, “Due to the demand waiting for 3rd phase new town subscriptions and the impact of the three lease laws, not only are jeonse (long-term deposit lease) and sales prices soaring, but even non-apartment properties are experiencing shortages.”


As real estate in the Gam-il district heats up, Gam-il Station Truel, a small multi-family housing complex in the district, is showing affordable prices at 310 million KRW for a supply area of 38㎡ and 27 million KRW per pyeong, igniting the interest of households dreaming of owning a home near Seoul.


Moreover, with the implementation of the new law banning monthly rent leases starting from the 19th of this month, it is expected to become difficult to raise funds through gap investments or monthly rent leases at the time of move-in for new apartments. However, since this law does not apply to Gam-il Station Truel, which is located in a public land development district, it is anticipated to become even more popular among single-person households and newlyweds who face difficulties in raising funds.


Gam-il Station Truel is located in Hanam City, Gyeonggi Province, and is a small housing complex consisting of 137 households from basement level 2 to ground level 10. The interior design will consider the lifestyle patterns of residents, and unlike typical small houses, it does not place outdoor unit rooms or boiler rooms within the living space, resulting in higher space utilization compared to other products.


In addition to the advantages of urban lifestyle housing, it is expected to have excellent future value due to various transportation benefits. According to a recent article published by LandZipGo, the Ministry of Land, Infrastructure and Transport has confirmed the Songpa-Hanam urban railway as an extension of Line 3 and has applied for a preliminary feasibility study. Once completed, this line will connect the existing Ogeum Station on Line 3 through Hanam Gam-il district and Gyosan New Town to Hanam City Hall Station on Line 5, serving as a central hub connecting Seoul and Gyosan.


A sales representative stated, “Urban lifestyle housing has fewer regulations compared to apartments and offers larger usable areas than officetels, highlighting its advantages, which has led to continuous inquiries about ‘Gam-il Station Truel.’ Especially since no subscription savings account is required, and there are various benefits such as fixed contract deposits and full interest-free intermediate payments, only the studio-type units remain, and we expect them to sell out soon.”
