An anchor tenant refers to a core store with outstanding ability to attract customers. Typical anchor tenants include multiplex cinemas, well-known franchise brands like Starbucks, large supermarkets, and large bookstores.


Commercial facilities with anchor tenants have the advantage of increasing the recognition of the shopping area. At the same time, visitors and foot traffic aiming to visit these tenants continuously flow in, helping to revitalize the commercial district, and often becoming landmarks representing the region. Moreover, customers visiting anchor tenants are mostly effective demand that leads to actual purchases, allowing for expectations of stable revenue generation.


In fact, commercial facilities that have secured anchor tenants have been confirmed in many places to revitalize commercial districts and emerge as representative local attractions.


A representative example is 'Mecenatpolis' located in Hapjeong-dong, Mapo-gu, Seoul. Initially, this commercial facility received little attention compared to nearby Sinchon and Hongdae commercial districts due to low visitor numbers, but as anchor tenants such as Homeplus and Lotte Cinema were added, demand to visit steadily increased. As a result, the commercial district was greatly revitalized, and it has now firmly established itself as a hot place representing the northern part of Seoul beyond Mapo.


'Eliway Gwanggyo' in Gwanggyo New Town also saw significant benefits by attracting several large franchise stores as anchor tenants. In fact, Eliway Gwanggyo's commercial district was greatly revitalized as famous franchises such as Tiger Sugar, Barda Kim Seonsaeng, and Olive Young moved in one after another. It has now become a must-visit landmark when visiting Gwanggyo.


An industry insider said, “Commercial facilities that secure core anchor tenants such as cinemas or franchise stores can increase customer attraction and dwell time, making them more advantageous for stable revenue generation compared to other shopping areas. Therefore, buyers who recognize this actively seek commercial facilities with confirmed anchor tenants, and these shopping areas continue to soar in the sales market.”


Meanwhile, in Gwangmyeong City, commercial facilities equipped with various core anchor tenants are currently being sold, attracting the attention of buyers. The protagonist is 'G Seven Square,' a commercial facility within the knowledge industry center 'Gwangmyeong G Tower,' developed by Gwangmyeong Hanabion and constructed by the Lotte Construction consortium.


Recently, G Seven Square has raised expectations by announcing the confirmed entry of a cinema, a health screening center, and a kids cafe.


First, Megabox, a multiplex cinema, has confirmed its entry on basement levels 1 and 2. It will be the first multiplex cinema in the Soha district of Gwangmyeong, consisting of six theaters with a total of 746 seats. Additionally, a large bowling alley, the first in the Soha district, is planned for basement level 2.


Moreover, a health screening center linked with Chung-Ang University Medical Center has also been confirmed to open in the shopping area. The health screening center will cover an area of 5,160㎡. The complex plans to attract primary clinics of various specialties in connection with this, forming a large-scale medical commercial district representing the Soha district of Gwangmyeong.


In addition, on basement level 1 and ground level 1, the entry of specialized kids-themed facilities such as daycare centers, kids cafes, and children's libraries has been confirmed, providing various spaces where children can spend time.


A sales official said, “With cultural facilities such as cinemas and kids cafes, as well as a large-scale medical facility like the health screening center, expectations are high that this will become a landmark representing the Soha district of Gwangmyeong. As inquiries and interest in commercial facilities benefiting from this effect are rapidly increasing, interested investors are advised to act quickly.”


Meanwhile, the knowledge industry center Gwangmyeong G Tower, where G Seven Square is located, is being constructed in Gwangmyeong City, Gyeonggi Province, with 4 basement floors to 15 above-ground floors and a total floor area of approximately 156,412㎡. The commercial facilities are located from basement level 2 to ground level 2.
