This is in accordance with Article 49 (Occupancy Inspection, etc.) of the Housing Act.
The housing construction site is located near Samgakji Station on Seoul Subway Lines 4 and 6, at Hangangno 2-ga 2-350 (7037.7㎡). The project implementers are Yongsan PFV and Hoban Construction. Hoban Construction also handled the construction.
The building scale consists of 7 basement floors and 35 to 37 floors above ground (2 buildings), with a total floor area of 99,837.90㎡. The building coverage ratio is 57.52%, and the floor area ratio is 961.97%. It includes 1,086 apartment units (323 public / 763 private), community facilities, a district-run daycare center, and a small library.
With this (temporary) occupancy approval, move-in for the private rental housing (763 units) will begin on the 15th. Move-in for the public rental housing (323 units) will start in March.
The planned community facilities include a nonprofit organization (NPO) shared office (2,974.46㎡), the Central Residential Welfare Support Center and Youth Monthly Rent Counseling Center (801.21㎡), and the Metropolitan Urban Regeneration Support Center (1,834.61㎡).
A district official stated, "The Hangangno 2-ga station-area youth housing is the first youth housing project by Seoul City and the largest youth housing to date, making it very significant," adding, "After 38 months of construction, the official occupancy inspection will be conducted at the end of this month."
Station-area youth housing is a Seoul City policy that supplies housing for youth in conveniently accessible station areas to promote housing stability and regional revitalization.
The Hangangno 2-ga station-area youth housing, Seoul City's first youth housing project, underwent review by the Seoul City Integrated Deliberation Committee in October 2016, was designated as a promotion district and approved for the project plan in March 2017, and construction began in December 2017.
Seongjang Hyun, Mayor of Yongsan-gu, said, "The completion of the Samgakji youth housing will bring a positive breeze to the local economy," and added, "The district will focus its capabilities on developing youth-tailored policies to ensure satisfaction for the youth moving in."
As of February, a total of nine station-area youth housing projects are underway in Yongsan-gu. One site (Hangangno 2-ga) has received occupancy approval, one site (Wonhyo-ro 1-ga) is under construction, and the rest are in pre-approval stages.
