Growing Interest from Buyers in New Housing Developments in Gwangju, Gyeonggi-do, Emerging as a New Residential Hub

Last year, as apartment prices in Seoul surged sharply and the jeonse (long-term lease) shortage worsened, the trend of 'leaving Seoul' began in earnest, drawing buyers' attention to relatively affordable apartments in the metropolitan area.


Among them, Gwangju in Gyeonggi-do is emerging as a rising residential area in the real estate market, centered around the Taejeon and Gosan districts. Taejeon and Gosan districts are mini new towns with a total scale of about 13,000 households, equipped with solid infrastructure such as education, transportation, and nature, gaining high popularity among buyers.


The Sejong-Pocheon Expressway (Seoul to Anseong section) is scheduled to open next year, and the Sugwang Line double-track railway project is also planned, which is expected to greatly improve accessibility to Seoul. The Sugwang Line double-track railway connecting Gwangju and Seoul Suseo passed the preliminary feasibility study in July 2019, and the Sugwang Line budget passed the National Assembly plenary session in December last year.


Thanks to various development benefits, housing prices continue to rise daily. According to the Ministry of Land, Infrastructure and Transport's actual transaction prices, an 84㎡ unit in 'e-Pyeonhansesang Taejeon 2nd Complex' located in Taejeon District was traded for 650 million KRW earlier this month, showing a premium of over 200 million KRW compared to 400 million KRW in January last year. The adjacent 'Hillstate Taejeon 5th District' 72㎡ unit also traded for 580 million KRW, with a premium of over 100 million KRW within a year.


An industry insider said, "Gwangju, which is close to Seoul and has various development benefits planned, is considered a 'hot place' for pre-sale. Compared to nearby Bundang, Pangyo, and Seongnam, it is possible to buy a home at half the price, making it especially suitable for actual buyers."


Meanwhile, POSCO Construction is attracting attention as it plans to sell its second 'The Sharp' apartment, 'The Sharp Opo Centriche,' in Gwangju, Gyeonggi-do.


Located near Pangyo and Bundang, it offers an excellent residential environment that allows residents to enjoy the living infrastructure of Bundang and Pangyo, such as Bundang Seoul National University Hospital and Hyundai Department Store Pangyo Branch.


The transportation network is also excellent. National Road No. 3 is adjacent, making it easy to access the 2nd Yeongdong Expressway and the 2nd Gyeongin Expressway. When the Seoul-Anseong section of the Sejong-Pocheon Expressway opens in 2022, accessibility to Seoul via Opo IC is expected to improve. Additionally, using Gyeonggang Line Gyeonggi Gwangju Station, it takes about 10 minutes (3 stops) to Pangyo Station and about 30 minutes (7 stops) to Gangnam Station.


When the Suseo-Gwangju double-track railway project is completed in 2027, it will take only 12 minutes from Gyeonggi Gwangju Station to Seoul Suseo Station, further enhancing accessibility to Seoul.


Right in front of the complex are sites for kindergartens and elementary schools, allowing safe walking commutes, and a public library in the area is also scheduled to open, further improving the educational environment. In addition, the complex includes The Sharp Field, and nearby are Munhyeongsan Mountain and Gyeongan Stream, providing a pleasant residential environment.


The excellent units also attract attention. Inside the units, storage spaces have been enhanced with entrance storage, kitchen pantry, corridor pantry, and all-in-one dressing rooms. Additionally, a floor plan featuring a hotel-style styling bath will be introduced.


Various community facilities are also a strength. For the first time in Gwangju, an on-site swimming pool (4 lanes + children's pool) will be introduced, along with an indoor gymnasium, indoor golf practice range, screen golf course, fitness center, GX room, Pilates, sauna, and table tennis room. Furthermore, guest houses, pet gardens, separate reading rooms for men and women, small libraries, kids' rooms, music practice rooms, coin laundries, and multi-purpose rooms will be established, allowing residents to handle leisure, childcare, and study all within the complex.


The model house is located near Yongin City, Gyeonggi-do, and the move-in is scheduled for December 2023.
