Cityfield Section Office Near Old Offices Gains High Expectations as Alternative Workspace for Startups

The 'Cityfield' commercial facility, which attracted much attention as part of the large-scale urban development project in the Yonghyeon-Hakik district of Incheon, has achieved 100% leasing for all units.


The Yonghyeon-Hakik district is a large-scale development project covering an area of 1,546,747㎡ with a total project cost of 5.7 trillion KRW. It is optimally designed to activate commercial zones with residential areas such as multi-family housing sites and single-family housing sites, as well as business districts and commercial facilities. Many apartments are already planned in the residential area, and a Museum Park is set to be established on the cultural facility site, which is expected to attract a large number of visitors.


Cityfield, boasting such an excellent location within the Yonghyeon-Hakik district, was built on a total floor area of approximately 41,666㎡, making it the largest-scale facility in the area and thus gaining great popularity. In particular, an exclusive lease contract was signed with the Western cuisine franchise ‘Ilmare (IL MARE)’ located on the basement level 1, creating the largest food hall in Michuhol-gu, which is considered a major reason for the successful leasing.


With the commercial facility leasing successfully completed, Cityfield is now announcing the leasing of 210 section offices, the first of their kind in Michuhol-gu.


At Cityfield Section Office, Inha University Station on the Suin Line of Incheon is within walking distance, and it is just one stop away from the KTX Songdo Station, which will open in the future. The GTX-B (Greater Seoul Metropolitan Express Railway) line, which has passed the preliminary feasibility study, is also nearby, so it is expected to be convenient to use once it opens, significantly improving the metropolitan transportation network.


The section offices are expected to attract many corporate tenants looking to replace aging offices nearby, such as the Incheon District Court Legal Town, Incheon Port, Incheon Logistics Center, and private offices. It is also anticipated that the venture offices of Inha University will be replaced, allowing Inha University graduates and current students to use them as startup offices. Additionally, many existing aging offices lack adequate parking spaces, but Cityfield Section Office plans to provide ample parking, creating a convenient parking environment.


Furthermore, the section offices are expected to be a safe investment with high profitability due to abundant rental demand and the nature of small offices, and the low initial investment reduces the burden on investors.


Also, being located together with the large-scale Cityfield commercial facility, tenants and visitors will be able to enjoy shopping, relaxation, and culture all in one place.


Meanwhile, the fully leased Cityfield commercial facility consists of a 16-story Tower Mall, a garden-style Square Mall, and a three-sided Street Mall. A large plaza is planned with a giant electronic billboard and an outdoor performance hall to enjoy busking and various events, along with a rooftop and terrace overlooking the performance hall, creating a complex cultural space for relaxation.


In particular, the largest food hall in Michuhol-gu will be located on the basement level 1 of Cityfield. The brands to be housed include Ilmare (IL MARE), which will feature all 10 of its own brands such as Mudeungsan, Jingashabu-shabu, Steak Rave, and Bentorang. Ilmare’s first store opened in Sinsa-dong and became a hot topic to the extent that it created the ‘Ilmare Street,’ raising expectations among potential customers.


Currently, the Cityfield promotional center is located in Michuhol-gu, Incheon. Visitors undergo temperature checks and hand sanitization, and all staff wear masks, prioritizing quarantine safety measures.
