In Namyangju, Gyeonggi Province, there is growing interest from various stakeholders such as corporations and legal entities. This is due to significant transportation developments, from GTX to Lines 4, 8, and 9, which have dramatically improved access to Seoul, enhancing connectivity to the capital.


Currently, Namyangju has planned extension projects connecting Seoul’s Gangnam and Gangbuk areas, including the subway Line 8 Byeollae Line (Amsa to Byeollae) and Line 4 Jinjeop Line (Danggogae to Jinjeop). Additionally, the metropolitan high-speed rail network, the GTX-B line, which runs from Maseok in Namyangju through Seoul to Songdo in Incheon, is targeted for completion by 2027, aiming to reduce commuting time to Seoul Station to under 20 minutes.


Moreover, on the 29th of last month, the government announced additional extensions for Line 8 Byeollae Line and Line 9, further raising expectations for Namyangju. The Line 8 Byeollae Line will be connected to the Byeollae Byeolgaram Station (tentative name) on the Line 4 Jinjeop Line, which is scheduled to open this year, with an investment of 90 billion KRW. Line 9 will be extended from the 4th phase section (Jungang Veterans Hospital Station to Godeok Gangil 1 District), targeted for completion in 2026, linking Wangsu 1 and 2 Districts and Jinjeop 2 District in Namyangju.


Once all planned projects are completed, Namyangju will establish a total of six metropolitan rail lines, including the already operating Gyeongchun Line and Gyeongui-Jungang Line, positioning itself as a key hub in rail transportation. In particular, Byeollae, Dasan, and Wangsu New Towns will each form a vertex of a transportation triangle, enabling easy access to major areas in Seoul from anywhere.


For example, from Byeollae New Town, one can reach northern Seoul areas as well as Songpa via Byeollae Byeolgaram Station (tentative name) on Lines 4 and 8, and with just two stops, access Line 9 at Wangsu 1 District, facilitating travel to business districts such as Gangnam and Yeouido.


A real estate official stated, “With the addition of the Line 8 and 9 extensions to the existing transportation projects in Namyangju, the commuting environment has significantly improved, leading to increased inquiries from investors, especially in beneficiary areas. Among these, Byeollae New Town stands out as it encompasses both Byeollae Station (Gyeongchun Line, Line 8, GTX-B) and Byeollae Byeolgaram Station (Lines 4 and 8, tentative name), and offers convenient transfers to Line 9 and the Gyeongui-Jungang Line, making it a core transportation hub in Namyangju with high future value.”


Amid rising expectations for Namyangju, the knowledge industry center ‘Hyundai Greenery Campus Byeolgaram Station’ is being supplied, attracting investors’ attention by fully benefiting from transportation advantages.


Hyundai Greenery Campus Byeolgaram Station will be constructed with 2 basement floors and 15 above-ground floors, covering a total floor area of 79,974㎡. It will consist of a manufacturing-type knowledge industry center, section offices, and commercial facilities, with Hyundai Construction responsible for the project.


The center boasts excellent transportation conditions, considered the most critical factor for knowledge industry centers. It is located within walking distance of Byeollae Byeolgaram Station (tentative name) on Lines 4 Jinjeop Line and 8 Byeollae Line, offering double station accessibility and outstanding access to Seoul. Future nearby openings of GTX-B and Line 9 extensions will also be accessible.


The transportation infrastructure is also excellent, enabling smooth logistics movement. Access to the Seoul Metropolitan Area’s First Ring Expressway is convenient via Byeollae IC and Toegyewon IC, and the Nambyeollae IC on the Sejong-Pocheon Expressway (Guri-Pocheon) and National Road 47 are nearby, facilitating easy travel within the metropolitan area.


Additionally, a pleasant working environment is expected to enhance work efficiency. Deoksongcheon Stream flows right in front, and panoramic views of Bulamsan Mountain are available from the workspace. Nearby leisure facilities include the 27,000-pyeong Byeollae Sports Park, Aqua Arena (Byeollae Community Center), and Star Park Baseball Stadium.


Various financial and tax benefits are also available. Long-term low-interest loans of up to 80% of the total sale price are possible, with a 10% down payment and full interest-free loans for intermediate payments, allowing for office building acquisition with minimal burden. For initial tenant companies, property tax is reduced by 37.5% and acquisition tax by 50% until 2022 (subject to changes in related laws and financial systems at the time of occupancy). Companies relocating from the Seoul metropolitan area’s overconcentration control zone receive a 100% corporate tax exemption for four years.


A real estate official commented, “Hyundai Greenery Campus Byeolgaram Station benefits from well-established transportation infrastructure, a critical success factor for knowledge industry centers, and the direct advantages of the Line 4 and 8 extensions, improving commuting conditions and promising high future value. Furthermore, it is located in Byeollae New Town, enjoying pristine natural surroundings, which continues to attract investor interest.”


Meanwhile, the Hyundai Greenery Campus Byeolgaram Station model house will be set up in Namyangju, Gyeonggi Province, and will operate through a pre-reservation system on its website.
