-Guri Galmae District Public-Private Joint Project ‘Guri Galmae Hueval Nine’ to Launch in January
The knowledge industry center ‘Guri Galmae Hueval Nine,’ conducted as a public-private joint project, is gaining attention.
A public-private joint project is a project carried out jointly by the government and the private sector. ‘Guri Galmae Hueval Nine’ is jointly conducted by Guri Urban Corporation and Galmae PFV. In this case, it has the merit of having less risk and secured project stability compared to other private developers conducting projects independently.
As a result, consumer trust in the ‘Guri Galmae Hueval Nine’ project is increasing, and with full-scale sales scheduled for January, it is drawing significant attention.
In particular, Shinsegae Construction, which is in charge of construction, is emerging as a rising powerhouse in the construction industry, raising expectations. Shinsegae Construction launched the residential brand ‘VILLIV’ in 2018 and has achieved excellent results in every project it has sold, continuing its successful streak.
It is also showing an upward trend in the non-residential sector. For example, the branded commercial facility ‘VILLIV Centro Bridge,’ launched in May in Yongho-dong, Nam-gu, Busan, sold out one of its two floors in a short period. Despite the challenging commercial facility sales market due to the COVID-19 impact, industry insiders say Shinsegae Construction’s brand power proved effective.
‘Guri Galmae Hueval Nine’ boasts not only high project reliability but also excellent location and product value. First, it is a super-station area within walking distance to Byeollae Station on the Gyeongchun Line subway and is located at the forefront. Furthermore, with the future opening of Subway Line 8 (scheduled for 2023) and the construction of GTX-B Line (scheduled to start in 2022), it is expected to become a triple station area with access to Seoul Gangnam within 20 minutes. Additionally, Galmae IC and Toegyewon IC are nearby, facilitating easy access to Sejong-Pocheon Expressway (Guri-Pocheon) and the Metropolitan Area 1st Ring Expressway.
The demand base is also abundant. Around the Galmae District, where ‘Guri Galmae Hueval Nine’ is being developed, several new towns such as Byeollae New Town (about 25,000 households), Dasan New Town (about 32,000 households), and Wangsuk New Town (about 66,000 households) are established, creating favorable conditions for demand absorption.
Various specialized designs also stand out. The knowledge industry center boasts excellent space utilization with a high floor height of 6 meters on all floors, and the drive-in system and door-to-door system maximize work convenience for loading and unloading.
The dormitory features a high floor height of 4.5 meters (loft type/expanded balcony) to enhance openness and is independently arranged from the business center. Additionally, a ceiling-type air purification and humidification care system, which cannot be found in other knowledge industry center complexes supplied in the area, is provided as a standard in all units, creating a comfortable environment. The commercial facilities within the complex are road-facing stores with high visibility, expected to have excellent customer attraction effects.
Moreover, ‘Guri Galmae Hueval Nine’ will provide programs and community facilities for better business activities, such as a venture startup center, lounge, shared meeting rooms, and rest areas, enabling a one-stop business life. The venture startup center can be used as a space to empower venture companies without any business type restrictions, offering various office facilities, corporate promotion halls, shared offices, outdoor spaces, and startup support education as needed.
A sales official stated, “Unlike other projects, ‘Guri Galmae Hueval Nine’ is conducted as a public-private joint project, ensuring project reliability. Combined with excellent location conditions and product value, high demand from consumers is expected during future sales.”
Meanwhile, ‘Guri Galmae Hueval Nine’ will be located in Guri City, Gyeonggi Province, and will be developed as a complex knowledge industry center integrating dormitories, commercial facilities, and knowledge industry centers, with three basement floors to ten above-ground floors and a total floor area of 149,627㎡.
The ‘Guri Galmae Hueval Nine’ promotional center will be set up in Guri City, Gyeonggi Province.
