There continues to be strong interest from young people in the public sale of ‘Wirye Ja-i The City.’ It is considered a ‘lottery apartment’ priced at about half the surrounding market value, and there are many supply types favorable to the 30-40 age group, who find it difficult to win private housing subscriptions.
Wirye Ja-i The City is located in Seongnam City. It consists of public sale and newlywed hope town (sale and rental), with a total of 800 units from basement level 2 to ground level 23. The current supply includes 360 units of public sale with exclusive areas of 74-84㎡ and 293 units of newlywed hope town (sale) with exclusive areas of 46-59㎡.
The public sale subscription will take place as soon as next week. Special supply applications are scheduled for the 11th, and first-priority subscriptions on the 12th, through the Korea Real Estate Board’s subscription website.
The enthusiasm for the sale is so ‘hot’ that it melts the cold wave. Dozens of posts are uploaded daily on online communities, and it is ranked among the top popular apartments in real-time on the real estate transaction app Hogangnono. There is even a saying that ‘winning the Wirye Ja-i The City subscription is the New Year’s wish for non-homeowners in the metropolitan area.’
In particular, 85% of the total public sale units are allocated for special supply. This means there are many types that the 30-40 age group, such as newlyweds and first-time buyers, can aim for. Newlywed special supply accounts for 30%, followed by first-time buyer special supply at 25%.
Many applicants meet all the qualification conditions for newlywed and first-time buyer special supply subscriptions. Since special supply allows subscription to only one type, it is advantageous for those with a short marriage period, many children, and long-term residence in Seongnam to aim for the points-based newlywed special supply.
The subsequent first-priority subscription allocates 30% to those who have lived in Seongnam City for two consecutive years, 20% to those who have continuously lived in Gyeonggi Province for over two years, and the remaining 50% to other metropolitan area residents. As long as the first-priority qualification is met, simply residing in the metropolitan area gives a chance to win.
Built under the Ja-i brand, the excellent products are also receiving favorable reviews. Each type is introduced with a structure that maximizes storage space such as dressing rooms and pantries, and some public sale types include terrace houses and penthouses that enhance the complex’s prestige. Resident-exclusive community facilities such as a fitness center, indoor gym, golf practice range, and sauna with bathing facilities will be provided. The complex also features Ja-i’s unique ventilation-type air purification system, ‘Sysclean,’ which is provided as standard in the living rooms to enhance comfort.
A representative from Sangrim DM Tech, in charge of sales marketing, said, “Wirye Ja-i The City has many units allocated for newlywed and first-time buyer special supply, and the sale price is reasonable, providing an opportunity for the 30-40 age group who lack points in private housing subscriptions to own a home. Also, although we are conducting untact marketing through a cyber model house, we are doing our best to ensure prospective applicants can obtain information about Wirye Ja-i The City without restrictions of time and place.”
