Innovative Cooperative Housing Platform Nugunajip 3.0

Nugunajip is a housing policy proposed by Song Young-gil, a member of the National Assembly from the Democratic Party of Korea, during his tenure as mayor of Incheon. Nugunajip, the first private rental housing in the Dohwa area of Incheon, sparked an explosive response at the time, recording a subscription competition rate of 8.6 to 1.
Nugunajip 3.0 introduced the concept of digital housing rights, where a cooperative owns the housing and members acquire housing rights, to strengthen public interest and guarantee tenants' housing rights.
It is the H10 program, meaning "We own it, and I use it." In other words, tenants become homeowners, ensuring a stable living environment and gaining the right to purchase the house at the initial sale price even after the contract period expires.
Residents who are tenants can purchase the house at the initial supply price after 8 years and obtain ownership, or they can continue to live as lifelong tenants if they wish. The difference from existing New Stay-type rental housing is that after 8 years, the conversion to sale is at the initial supply price set at move-in, preventing construction companies from monopolizing the increase in house prices.
In particular, the Smart Living Grid, which creates synergy between consumption and production in housing, is changing the paradigm of residential culture. The core is the "synergy system." It is not just about building houses and leaving but designing the lives of residents after construction.
The Smart Living Grid refers to a residential community created through hardware innovation, software innovation, and voluntary participation of residents. It integrates 4th Industrial Revolution IT technologies into underground spaces not subject to floor area ratio restrictions and encourages residents' voluntary participation to create a living community.
The cooperative operates a Synergy Center, a collaborative consumption and production center, utilizing underground spaces, common areas, and neighborhood commercial facilities in existing complexes. The Synergy Center offers catering services, car-sharing services, communication and internet security services, healthcare services, pet care services, shared libraries, the Knowledge Information Sharing Center (KISS), as well as neighborhood living facilities such as markets, laundry, and cleaning services.
When cooperative members use the Synergy Center, 10% of the amount spent is accumulated as Synergy Points. These points can be used to pay housing fees, effectively reducing actual housing costs.
Residents can also work directly at the Synergy Center. Through operating the Synergy Center and the complex, jobs such as educational jobs, professional jobs, autonomous jobs, household jobs, and care jobs are provided for residents to participate in together. Educational programs for improving vocational skills are also operated as needed.
The Synergy Center, where production and consumption circulate around the cooperative, is expected to alleviate residents' concerns about housing costs, living expenses, and jobs. Simply consuming daily necessities can reduce the burden of housing costs.
Kim Byung-chun, CEO of Synergy City Co., Ltd., explained, "Residents of Nugunajip 3.0 are designed to be given opportunities to work as long as they have the willingness to work," adding, "Various retraining programs are also in place, so residents can develop new job skills and challenge the jobs they want."
He continued, "These programs are expected to be especially useful for young people who find it difficult to find quality jobs, housewives with career breaks, and the silver generation after retirement," and said, "We will introduce a rest period program that allows people to recharge after working for a certain period, creating a groundbreaking residential environment where life and work are stably guaranteed."
