[Asia Economy Reporter Lee Chun-hee] The supply of new apartments aiming for 'last-minute year-end sales' is gaining momentum.


According to real estate market analysis firm Real Estate Info on the 26th, a total of 19,012 households (23 sites) are planned for sale in the 3rd and 4th weeks of December. This is expected to increase more than threefold compared to 5,914 households (10 sites) during the same period last year.


Typically, at the end of the year, it is difficult to attract consumers' attention due to the year-end and New Year's holidays, so many postpone the sales schedule to the new year. Moreover, this year, Christmas and New Year's Day both fall on Fridays, resulting in three-day holidays every week, so this trend is expected to intensify.


However, this year, due to the spread of the novel coronavirus disease (COVID-19), the operation of cyber model houses has become established, allowing potential buyers to obtain various sales information without visiting on-site model houses, changing the situation. By accessing cyber model houses via PC or smartphone, visitors can view photos of interior units and various promotional videos.


Gwon Il, Research Team Leader at Real Estate Info, said, "The apartment subscription fever is unprecedentedly hot, and the response to cyber model houses from demanders is good, so construction companies seem to be promoting sales even in the off-season." He added, "Since various types of sales are planned, if eligible, aiming for public sales with a large allocation of special supply or applying for newlywed hope towns can increase the chances of winning."

GS Construction is preparing to supply 'Wirye Xi The City' on block A2-6 in Seongnam-si, Gyeonggi Province, the central location of Wirye New Town. The total scale is 800 households. This time, among them, ▲360 households of public sales with 74~84㎡ (exclusive area) ▲293 households of newlywed hope town sales with 46~59㎡ will be supplied.


As it is located in the center of Wirye New Town, it is evaluated to boast excellent residential infrastructure. It is close to the Metropolitan Area 1st Circular Expressway and Bundang-Suseo Urban Expressway, and is an apartment near the station with excellent transportation accessibility, adjacent to Wirye Jungang Station on the Wirye Sinsa Line scheduled to open in 2027. Convenience facilities such as Wirye Transit Mall are also located nearby, and kindergartens, elementary, middle, and high schools are all located within a radius of about 500m. To the south, there are green spaces such as Changkok Stream, waterside parks, and Wirye Neighborhood Park.


GS Construction also plans to supply 'Songdo Xi Crystal Ocean' in Yeonsu-gu, Incheon, with a total of 1,503 households ranging from 84 to 205㎡. It offers excellent views of the West Sea and Incheon Bridge from inside the homes, and a landscaping area about four times the size of a soccer field will be created within the complex.


Daelim Industrial is also planning to supply 'e-Pyeonhansesang Bupyeong Granghills' in Bupyeong-gu, Incheon. It is a total of 5,050 households, of which 2,902 households ranging from 37 to 84㎡ will be offered for general sale. The nearby area is scheduled to open Sangok Station, an extension of Seoul Subway Line 7.


In blocks C1, 3, and 4 of Gosan District, Uijeongbu, 'Uijeongbu Gosan Sujain The Stage' is preparing for sale. With 2,407 households ranging from 69 to 125㎡, it is evaluated to have excellent accessibility to Seoul, being convenient for entry and exit to the Guri-Pocheon Expressway and easy access to the planned Tapseok Station on the Line 7 extension.


In D-Ocean City, Gunsan, Jeonbuk, POSCO Construction is launching the sale of 'The Sharp D-Ocean City Phase 2,' with a total of 771 households ranging from 84 to 154㎡. It is close to Lotte Mall Gunsan, the largest in Jeonbuk, and a street-type commercial facility is also planned. Within a radius of about 2km, various government offices and hospitals such as Gunsan City Hall, Dong Gunsan Hospital, and the planned Gunsan Jeonbuk National University Hospital are located.
