On June 17 and July 10, the 21st and 22nd 'Housing Market Stabilization Measures' under the current government were announced consecutively. The main points of the government's '6.17/7.10 Housing Market Stabilization Measures' are ▲loan regulations through the addition of regulated areas and speculative overheated districts ▲2-year actual residence requirement for reconstruction association members' sales qualifications ▲strengthening of tax systems such as capital gains tax, holding tax, and comprehensive real estate tax.
Real estate experts predict, "To block 'gap investment' using jeonse (long-term deposit lease), which has been cited as a cause of rising house prices, actual residence within 6 months is required regardless of the housing price when purchasing a house with a mortgage loan in all regulated areas. In addition, to prevent speculative short-term trading of houses, capital gains tax rates will be imposed up to 70% for holdings under 1 year and 60% for holdings under 2 years. Therefore, it will be difficult to realize capital gains through housing transactions in the metropolitan area in the future."
As a result, real estate demand is rapidly moving to areas that have escaped regulation.
Geoje Island is expected to see increased anticipation as the order of 100 Qatar LNG ships worth 23 trillion won will begin construction from next year, the proposal for the construction of Gadeok New Airport, and the basic design budget for the 40.6 billion won Southern Inland High-Speed Railway (Western Gyeongnam KTX), one of the long-awaited projects in Geoje, Gyeongsangnam-do, was submitted to the National Assembly on September 3.
Also, the 'Big Island' project redeveloping Geoje Gohyeon Port is transforming the port into a marine complex city with residential, commercial, cultural tourism, and park functions. The announcement of this project alone has caused real estate prices to rise, attracting attention not only locally but nationwide.
Accordingly, interest in 'Geoje Okpo Domuto,' which is nearing a sell-out, is also exceptional.
Geoje Okpo Domuto consists of 8 buildings from basement level 1 to ground level 20, totaling 518 households in 2 complexes, supplied with practical small to medium-sized units of ▲59㎡ 141 units, ▲74㎡ 42 units, ▲84㎡ 332 units, and ▲114㎡ 3 units. A sales agency representative for 'Geoje Okpo Domuto' said, "Currently, Geoje area is experiencing continuous development benefits such as the construction of Gadeokdo New Airport, the successful order of Qatar LNG ships worth 23 trillion won, and the confirmed groundbreaking of Geoje-Seoul Western Gyeongnam KTX (scheduled for 2022)." He added, "Geoje is a region that has avoided strong real estate regulations along with development benefits, so inquiries are continuing."
