High Price Increase Expectations for 'Asan Samb Renaissance The Hill'

In Asan City, Chungnam Province, the Sinchang area in the western region is considered an undervalued area. Despite having solid demand and excellent residential conditions, this area has received relatively less attention from buyers compared to the eastern region centered around Baebang and Tangjeong.


However, recently, with large-scale development projects and the formation of a new residential town planned in the Sinchang area of Asan City, it is being recognized as a promising representative area of Asan.


The most notable aspect is the variety of development benefits. The Asan Sinchang General Industrial Complex, covering an area of 642,000㎡, is scheduled to be established in Omok-ri and Gung-hwa-ri in Sinchang-myeon (planned for 2024), and the development of the 3rd section of the Inju General Industrial Complex in Inju-myeon (planned for 2024) is accelerating. Once completed, it is expected to boost job creation and population inflow accordingly.


Additionally, the Janghang Line double-track electrification connecting Asan Sinchang Station and Daeya Station in Iksan, Jeonbuk, is also planned, which will further improve the metropolitan transportation network in the future.


A local real estate expert advises paying attention to Sinchang's potential. He said, “Once various developments are completed, a large influx of population is expected, and residential and convenience facilities will also be expanded accordingly,” adding, “While housing prices in the eastern region of Asan, such as Baebang and Tangjeong, have risen significantly, Sinchang, with relatively lower prices, is evaluated to have even greater potential for future price increases.”


Asan Sinchang has excellent accessibility to the old downtown of Asan and Cheonan through Subway Line 1 Sinchang Station, Oncheon-daero, National Road No. 45, and Onyang Circulation Road. In particular, it has the advantage of being close to various living infrastructures located in the old downtown, such as government offices, convenience facilities, medical facilities, and educational institutions.


Nearby, several small and medium industrial complexes such as Deuksan Agricultural and Industrial Complex, Sinchang Agricultural and Industrial Complex, Baemi Agricultural and Industrial Complex, and Daehwa Paper Asan Factory are also located, supporting strong residential demand for proximity to workplaces.


For these reasons, more than 8,000 apartment units have already been formed in the Sinchang area, including Sanshinchang Yangwoo Naeanae (1,440 households), Asan Deuksan Booyoung (1,163 households), Asan Koaru Edu Park (700 households), Asan Koaru (526 households), and Asan SR Chin Oae (456 households).


However, most of these are over 10 years old, and no new supply has been made since 2014, so there has been no leading complex driving price increases.


Amid this, a new apartment with high potential for price increase is being introduced in the center of Sinchang. ‘Asan Sambur Renaissance The Hill,’ which will be launched in December, is the first new supply in the area in a long time and is already regarded as a landmark in the region due to its large scale and incorporation of the latest trends.


‘Asan Sambur Renaissance The Hill,’ located at 140 Namseong-ri, Sinchang-myeon, Asan City, Chungnam Province, will consist of 13 buildings ranging from 2 basement floors to 25 floors above ground, with a total of 1,016 households and exclusive areas ranging from 59 to 84㎡. It is adjacent to Sinchang Station on Subway Line 1, and Asan Namseong Elementary School is located right in front of the complex, which is expected to receive strong interest from buyers with young children.


The demand base is also solid. Small and medium industrial complexes such as Deuksan Agricultural and Industrial Complex, Sinchang Agricultural and Industrial Complex, Baemi Agricultural and Industrial Complex, and Daehwa Paper Asan Factory are nearby, and large-scale industrial complexes such as Asan Hyundai Motors Valley General Industrial Complex and Asan Tangjeong Techno General Industrial Complex are accessible within 20 minutes by car.


The excellent product design reflecting the latest trends also draws attention.


‘Asan Sambur Renaissance The Hill’ will be developed as a park-type apartment with no cars on the ground. To ensure pedestrian safety, a 100% underground parking lot design has been introduced, and parks, waterfront resting areas, and exercise spaces are arranged on the ground to maximize comfort. The underground parking lot will feature a parking guidance system, wider parking spaces (2.3m → 2.5m), wide parking spots (2.6m x 5.1m), and electric vehicle charging facilities to enable convenient parking.


Community facilities appropriate for the scale of the complex will also be established. Exercise facilities such as a fitness center and indoor golf practice range will be provided within the complex, along with a national/public daycare center, a small library, and a cafeteria for children's education and childcare. Additionally, community facilities considering residents' convenience, such as a guest house, residents' meeting room, and unmanned parcel lockers, will be created.


As this is the first new apartment introduced in the area in a long time, special attention has been paid to the interior floor plan design. The layout is mainly south-facing with a plate-type 4Bay design to maximize lighting and ventilation, and specialized designs such as three-sided balconies, pantries, and dressing rooms have been introduced to significantly increase the perceived area.


The ‘Asan Sambur Renaissance The Hill,’ a general sale project, will be developed at 140 Namseong-ri, Sinchang-myeon, Asan City, Chungnam Province. It will consist of 13 buildings ranging from 2 basement floors to 25 floors above ground, with exclusive areas of 59 to 84㎡ and a total of 1,016 households. The model house will be located at 678 Mojong-dong, Asan City, and is scheduled to open in December.
