Local Landmark 'Anticipation'... Brand Residential Complex 'Hillstate Gamsam Central'

Residential complex developments are showing a strong presence in the sales market. Recently, they have been gaining attention by promoting a ‘one-stop life,’ exhibiting steep price increases and proving their popularity among buyers with high subscription competition rates.


Interest becomes even more intense when major construction companies’ brands are involved. These residential complexes are introduced in prime locations that offer excellent infrastructure such as transportation, education, and daily living, along with superior construction capabilities that match their brand recognition, thereby satisfying diverse needs of buyers.


For example, according to KB Real Estate price data, Daewoo Construction’s ‘Beomeo Central Prugio’ (moved in September 2019) located in Suseong-gu, Daegu Metropolitan City, with a net area of 84㎡A, was traded for 1.12 billion KRW in October this year, rising about 255 million KRW (865 million → 1.12 billion KRW) in just one year (October 2019 to October 2020). According to Real Estate 114 data, at the time of sale (2016), this was the only residential complex planned for Suseong-gu, Daegu, and as a large branded complex being sold for the first time in eight years since 2008, it attracted high interest from buyers.


This complex is a super-station area within walking distance of Beomeo Station on Daegu Subway Line 2, adjacent to Daegu District Court and Daegu High Prosecutors’ Office, and surrounded by shopping facilities and the prestigious Suseong school district, offering an excellent locational environment. According to Real Estate 114, it currently boasts the highest market price in Suseong-gu.


It is also popular in the subscription market. According to the Korea Real Estate Agency’s Subscription Home, ‘Daegu Yongsan Xi,’ sold by GS Construction in Dalseo-gu, Daegu, in June this year, recorded an average first-priority competition rate of 114.62 to 1. The complex is within walking distance of Yongsan Station and Jukjeon Station on Daegu Subway Line 2 and benefits from the development of the new Daegu City Hall building. Hanaro Mart, Homeplus, and educational facilities are located around the complex, and neighborhood living facilities are planned on the first and second floors.


Meanwhile, Hyundai Engineering plans to sell ‘Hillstate Gamsam Central’ in December in Gamsam-dong, Dalseo-gu, Daegu Metropolitan City. The complex will consist of three buildings ranging from five basement floors to a maximum of 45 floors above ground, with 393 apartment units ranging from 84 to 175㎡ and 119 officetel units of 84㎡. On the first and second floors, a commercial facility called ‘Hill’s Avenue Gamsam Central’ will be established within the complex.


The area around Jukjeon Station, where the complex will be located, is an emerging residential town with about 7,000 households in large-scale complexes. The previously sold ‘Hillstate Gamsam’ attracted attention by closing its subscription with an average first-priority competition rate of 32.67 to 1, indicating high interest from buyers in the follow-up complex.


The location conditions are also excellent. Jukjeon Station and Yongsan Station on Daegu Urban Railway Line 2 are within walking distance, allowing convenient access throughout Daegu via these lines. In particular, construction of exits 5 and 6 on the west side of Jukjeon Station is currently underway and is expected to be completed in the first half of next year. Once exit 6 is installed, the complex will have a super-station location with about 200 meters distance to the exit. Additionally, Dalgubeol-daero is adjacent, providing easy access to Seongseo IC and Namdaegu IC, and access to the KTX Seodaegu Station, scheduled to open next year, will also be convenient.


Seodaegu High-Speed Rail Station is expected to serve high-speed trains (KTX·SRT) and Daegu metropolitan area trains, further improving transportation convenience. The development of the new Daegu Metropolitan City Hall building is also expected to enhance the surrounding environment.


Within a 1 km radius of the complex are large supermarkets such as E-Mart (Gamsam branch), Homeplus (Seongseo branch), and Hanaro Mart (Seongseo branch). CGV (Daegu Jukjeon branch) is scheduled to open in June next year, providing access to various shopping and cultural facilities. Additionally, Daegu Medical Center is nearby, making medical facility use convenient.


Daegu Jangdong Elementary School is within walking distance, and Kyungam Middle School, Wonhwa Middle School, Wonhwa Girls’ High School, and Sangseo High School are close by, covering elementary, middle, and high school education. Furthermore, the complex is near green spaces such as Janggi Park, Duryu Park, and Haksan Park, allowing residents to enjoy a pleasant living environment.
