Introducing the Last Knowledge Industry Center in Gwanggyo, 'Gwanggyo Q Campus' : Perspective view of 'Gwanggyo Q-Campus'

‘Gwanggyo Q-Campus,’ a knowledge industry center that has become a new trend in work environments, will be established on the last urban support facility site within Gwanggyo Techno Valley in Gwanggyo New Town, which offers residential, transportation, business, and environmental amenities.


Knowledge industry centers are gaining strength as niche investment destinations in the real estate market due to benefits such as a 50% reduction in acquisition tax and a 37.5% reduction in property tax compared to offices. In particular, ‘Gwanggyo Q-Campus’ is attracting high interest from companies and investors as it is located in an area with all infrastructure already in place.


‘Gwanggyo Q-Campus,’ the last knowledge industry center in Gwanggyo Techno Valley within Gwanggyo New Town, will be developed on blocks 13-4-2 and 3 of the urban support facilities in Gwanggyo New Town. It will have 5 basement floors and 15 above-ground floors, with a total floor area of 44,765㎡, comprising 303 units and neighborhood living facilities.


Gwanggyo New Town is an eco-friendly, self-sufficient new town that integrates techno valley, commercial, residential, administrative, and educational functions. It is a popular area with high residential preference in the southern Gyeonggi region, boasting excellent proximity between residence and workplace and outstanding transportation conditions.


‘Gwanggyo Q-Campus’ is located within walking distance of Gwanggyo Station on the Shinbundang Line, also known as the Gold Line, and adjacent to Changryong-daero. It offers easy access to Yeongdong Expressway’s Dong Suwon IC, Yongseo Expressway’s Gwanggyo Sanghyeon IC, and Suwon Northern Ring Road, providing excellent transportation connectivity to Seoul and the metropolitan area.


Additionally, the extension of the Shinbundang Line (Gwanggyo to Homaesil) is scheduled to open, which will further improve Gwanggyo’s transportation conditions. With the opening of the Gangnam to Sinsa section of the Shinbundang Line extension in 2022, it will take about 40 minutes to travel between Gwanggyo and Sinsa. Once the second phase from Yongsan to Sinsa is completed, it will take approximately 47 minutes to reach Yongsan, significantly enhancing access to Seoul.


Moreover, ‘Gwanggyo Q-Campus’ is located in Gwanggyo Techno Valley, home to institutions and companies engaged in bio, pharmaceutical, and IT research, such as the Gyeonggi Bio Center, Next-Generation Convergence Technology Institute, Korea Nano Technology Institute, Gyeonggi Small and Medium Business Comprehensive Support Center, Gyeonggi Institute of Science and Technology, and Gyeonggi Credit Guarantee Foundation. It is also close to the Legal Town, which houses the Suwon High Court, Suwon High Prosecutors’ Office, Suwon District Court, and Suwon Prosecutors’ Office, as well as Gyeonggi Convergence Town, where seven institutions including the Gyeonggi Provincial Government Office, Gyeonggi Provincial Council, and Gyeonggi Provincial Office of Education are scheduled to move in. Furthermore, it is adjacent to the Suwon Convention Center, the only large-scale convention center in the southern Gyeonggi area, a complex MICE complex including an exhibition hall, department store, hotel, and aquarium, allowing it to benefit from cluster effects with nearby institutions and abundant hinterland demand.


Gwanggyo Q-Campus will offer various specialized designs to maximize work convenience for tenant companies. First, it features floor plans of various sizes on each floor, creating an optimal office environment for small and medium-sized enterprises, one-person companies, and startups.


Developed as a specialized product for small-scale companies, the ‘Live Office’ is a highly preferred product recently as an alternative to officetels, designed as a space where work and rest can be enjoyed simultaneously. Ancillary facilities such as an in-house cafeteria, coin laundry, shared kitchen, and common storage are also planned.


‘Gwanggyo Q-Campus’ faces Yeonam Park to the south, providing a pleasant work environment surrounded by forest. To offer an even more comfortable work environment, the knowledge industry center plans exclusive terraces, a sunken garden and community steps outside the complex, an eco garden on the third floor, and separate rest areas called Sky & Refresh Garden on the rooftop and fifth floor, providing a pleasant environment and rest spaces for tenants. In particular, considering frequent visits by partner companies of the knowledge industry center and the shortage of parking spaces in the area, approximately 300% of the legally required parking spaces have been secured.


The sales promotion center for ‘Gwanggyo Q-Campus’ is located on the first floor of Gwanggyo SK Lake Tower next to Suwon Convention Center, Beopjo-ro, Yeongtong-gu, Suwon-si, Gyeonggi-do.
