With the confirmed groundbreaking of the 3rd Yeonryuk Bridge on December 22, a positive breeze is blowing through the real estate market of Yeongjongdo.
Scheduled for completion in 2025, the 3rd Yeonryuk Bridge will be the third bridge connecting Yeongjongdo and the mainland. It will be a 4.67 km long, 29 m wide, six-lane (three lanes each way) bridge equipped with bicycle lanes and pedestrian paths. Once the 3rd Yeonryuk Bridge, connecting Yeongjong Haneul City to Cheongna International City, opens, travel time from Gangnam to Incheon International Airport will be reduced to 45 minutes, and from Yeouido to Incheon International Airport to 30 minutes.
LH (Korea Land & Housing Corporation) and Incheon Urban Corporation are launching the supply of 10 parcels of land, including residential sites, in the Jungsan-dong area of Yeongjong Haneul City.
The parcels being supplied this time include ▲ one residential site in A25 block ▲ four parking lot sites in Ju3-1, 3-2, Ju36, 37 ▲ four general commercial sites in S2, C5, C12 ▲ and one neighborhood living facility site in N6, totaling 10 parcels. These parcels are located in the central commercial area of Jungsan-dong, providing easy access to convenient living facilities. With the groundbreaking of the 3rd Yeonryuk Bridge, the transportation environment is expected to improve significantly, making these sites highly advantageous in terms of location.
The residential site located in the 3rd-class general residential area allows a building coverage ratio of 50% and a floor area ratio of 190%, with buildings up to 25 stories high permitted. For the parking lot sites located in the 1st-class general residential area, two parcels have a building coverage ratio of 60%, a floor area ratio of 200%, and buildings up to 4 stories are allowed. The two parcels in the central commercial area have a building coverage ratio of 80% and a floor area ratio of 1000%.
The general commercial sites have building coverage ratios ranging from 60% to 70% and floor area ratios from 180% to 800%, varying by parcel. The neighborhood living facility located in the 1st-class general residential area has a building coverage ratio of 60%, a floor area ratio of 180%, and buildings up to 3 stories are permitted.
The Yeongjong Haneul City area, where the residential sites are located, is expected to record high competition rates as it is situated at the heart of an international business city harmonizing tourism, leisure, international schools, parks, and convention centers.
As a large-scale new town, it offers abundant infrastructure with various commercial spaces available. Additionally, with Incheon International Airport nearby, commuting to Seoul and the metropolitan area is convenient via airport railroad and limousine buses.
