[Asia Economy Reporter Donghyun Choi] Officetels for young people will be supplied in the Mapo-ro 1 District urban maintenance-type redevelopment zone in Mapo-gu, Seoul. In addition, a specialized local industry street will be created in the Euljiro 3-ga 6th District project site in Jung-gu.
Seoul City announced on the 5th that it held the 15th Urban Planning Committee meeting and approved a revised decision on the maintenance plan for the 28th and 29th Districts urban maintenance-type redevelopment zones in 195-1 Mapo-dong, Mapo-gu.
The district has been a long-term non-implemented area for more than 40 years since it was designated as an urban environment maintenance zone in September 1979, and there have been continuous criticisms that the surrounding environment is poor and damages the urban landscape.
Through this review, officetels based on local demand for office workers and young people will be supplied in this area. The city expects that this will revitalize the local urban economy by providing affordable startup spaces for young people.
In addition, Seoul City conditionally approved the revised maintenance plan for the 6th District of the Euljiro 3-ga urban maintenance-type redevelopment zone in 35-10 Supyo-dong, Jung-gu. This area was designated as a redevelopment zone in October 2016. It was an area densely populated with low-rise, old, and deteriorated buildings and outdated urban industries, where the restoration of urban functions was urgently needed.
In May, it was selected as a ‘Seoul City Urban and Architectural Innovation Project,’ and through about six months of expert consultations in the fields of industry, urban planning, and architecture, efforts were made to protect existing urban industries and tenants and ensure the traces and public nature of the old urban space.
With the approval of this review, an alleyway will be created inside the building to capture the traces and memories of old Euljiro, and a specialized local industry street will be established to protect existing urban industries around ‘Chungmuro 9-gil’ and support street revitalization. Plans were made to install community spaces and open lounges linked to indoor and outdoor public spaces to activate the community of local industries.
In addition, to protect existing urban industries and tenants and support their resettlement, temporary stores will be created on nearby park sites, and a cyclical redevelopment will be implemented. Reasonable rents will be set to allow re-entry considering the surrounding store rents and future inflation rates.
Ryu Hoon, Director of Seoul City Urban Regeneration Office, said, “We will protect existing industries, urban organizations, and tenants linked with surrounding areas and secure the competitiveness of the future city. We expect that a consensus on administrative trust for citizens will be formed through the prompt decision of urban management plans.”
