Bando Construction Launches Gasan Station Bando Ivy Valley, a Knowledge Industry Center Equipped with Drive-In System

Bando Construction has introduced a drive-in system at the knowledge industry center ‘Gasan Station Bando Ivy Valley,’ attracting significant interest from demanders.


The ample parking lot and the drive-in system, which enhances vehicle accessibility, minimize inconveniences for logistics-related businesses and maximize work efficiency.


Especially, located just a 3-minute walk from Gasan Digital Complex Station, a transfer station for Lines 1 and 7, which is convenient for commuting workers in the venture business hub G-Valley, it offers an optimal business location.


‘Gasan Station Bando Ivy Valley’ will be built at 470-1, Gasan-dong, Geumcheon-gu, within the Seoul Digital Industrial Complex (G-Valley) 3rd district, on a 5,081㎡ site. It will consist of one building with 3 basement floors and 17 above-ground floors, housing 261 knowledge industry center units and 22 neighborhood living facilities, with a total floor area of 40,818㎡.


The Seoul Digital Industrial Complex, designated in the Guro-dong area of Guro-gu and Gasan-dong area of Geumcheon-gu, was Korea’s first national industrial complex designated in the 1960s, symbolizing the foundation of Korea’s industrialization. Currently, about 117 knowledge industry complexes have been supplied over 1,981,552㎡ across three districts, and it is a high-tech industrial complex densely populated with approximately 11,800 IT companies in information & communication, computers, electrical & electronics, and knowledge industries.


‘Gasan Station Bando Ivy Valley’ is not only located in a prime station area just a 3-minute walk from Gasan Digital Complex Station (transfer station for Lines 1 and 7) but also boasts excellent metropolitan and rapid transit networks.


The complex is connected via adjacent road networks such as Seobu Expressway and Nambu Beltway to metropolitan roads including Olympic-daero, Gangbyeonbuk-ro, Seohaean Expressway, Gangnam Circular Urban Expressway, 2nd Gyeongin Expressway, Suwon-Gwangmyeong Expressway, and Siheung-daero. This allows reaching major areas like Gangnam, Gimpo Airport, and Seoul Station within 30 minutes by car, making travel convenient throughout Seoul and the metropolitan area.


Transportation conditions are expected to improve further. The underground construction project of Seobu Expressway near the complex began with a goal of completion in 2021. After undergrounding, the surface space will be developed into green spaces and waterfront parks. The project involves undergrounding a total of 10.33 km of four-lane roads from Seongsan Bridge South end (Yangpyeong-dong, Yeongdeungpo-gu) to Geumcheon IC on Seohaean Expressway (Doksan-dong, Geumcheon-gu). Once opened, it is expected to disperse traffic volume of about 50,000 vehicles. Additionally, the construction of the Dosan-gil underground overpass, which is expected to contribute to smooth traffic in the Seoul Digital Industrial Complex, is underway with a target completion date of April next year.


Nearby convenience facilities include Mario Outlet, W Mall, Hyundai Outlet (Gasan branch), and Lotte Factory Outlet (Gasan branch), all within walking distance. Large retail facilities such as Big Market (Geumcheon branch), Homeplus (Geumcheon branch), and E-Mart (Guro branch) are also located within approximately 1 km radius.


As the first knowledge industry center supplied by Bando Construction in Seoul, ‘Gasan Station Bando Ivy Valley’ plans to create an optimal work environment based on experience and technology from the Seongnam High-tech District, showcasing differentiated product competitiveness unique to ‘Bando Ivy Valley.’


First, the building will be designed with a manufacturing-type drive-in system from basement level 1 to the 4th floor above ground. The ‘drive-in system’ allows vehicles to move to the floors where offices are located, enabling convenient loading, unloading, and transportation of manufactured goods on each floor, facilitating efficient logistics movement and cost reduction.


Additionally, to ensure openness and views, a high floor height of up to 5.4 meters and six corner units per floor (standard floor) will be designed. Each floor will also have lounges and meeting rooms to enhance employees’ work efficiency.


Baek Woon-sung, head of sales at Bando Construction, stated, “‘Gasan Station Bando Ivy Valley’ is a double station area accessible via Lines 1 and 7, equipped with a convenient metropolitan transportation network that quickly connects to anywhere in Seoul and the metropolitan area, leading to continuous inquiries from companies interested in moving in. Also, as it is not subject to real estate regulations and offers various financial and tax benefits, inquiries from companies looking to invest in new niche markets are increasing.”


Meanwhile, the sales promotion center for ‘Gasan Station Bando Ivy Valley’ is located at 222, Building C, BYC High City, 131, Gasan Digital 1-ro, Geumcheon-gu, Seoul, and operates on a 100% visit reservation system to prevent the spread of COVID-19.
