GTX-B Line Beneficiary Complex ‘ePyeonhansesang City Bupyeong Station’ Office


Investors are showing strong interest in offices located near the 수도권광역급행철도 (Capital Region Metropolitan Express Railroad, hereafter GTX). It is widely predicted that once this project significantly improves transportation in the metropolitan area, the demand for offices, which has so far been concentrated in the high-rent city center, will disperse around the GTX lines.


In fact, GTX is expected to greatly enhance accessibility to the metropolitan city center, enabling convenient commuting for office workers. For example, the GTX-B line, scheduled to begin construction at the end of 2022, will drastically reduce travel times upon completion: Songdo to Seoul Station from 82 minutes to 27 minutes, Yeouido to Cheongnyangni from 35 minutes to 10 minutes, and Songdo to Maseok from 130 minutes to 50 minutes.


There is also high interest in the stations where GTX will stop. For instance, Bupyeong Station in Incheon, which will be a stop on the GTX-B line, is closer to Seoul than the line’s terminus at Songdo Station (planned), drawing attention. Once the line opens, travel from Bupyeong Station (planned) to Yeouido Station will take just about 10 minutes, making access to Seoul much easier.


Moreover, the creation of new routes will lead to infrastructure expansion nearby and active population inflow, establishing a solid base demand. Experts particularly view that this process will increase regional value, likely having a positive impact on future profitability.


An industry insider stated, “The GTX project is one of the most influential transportation developments in the current real estate market, and some areas are already benefiting significantly. Above all, offices located near GTX stations are highly preferred by office workers due to convenient transportation and have abundant latent demand, making their investment outlook bright.”


Meanwhile, offices near Bupyeong Station, the center of Incheon, are about to be offered for sale, attracting strong interest from investors. Daelim Construction Co., Ltd. and Daelim Corporation are currently selling ‘e-Pyeonhansesang City Bupyeong Station’ offices in the Bupyeong-dong area of Bupyeong-gu, Incheon. As section offices within a residential complex, which have recently become a trend, these offices are receiving high attention.


This complex consists of three buildings ranging from six basement floors to 20 above-ground floors, with section offices located on the 2nd and 3rd floors, comprising 156 units. The entire complex includes 1,208 officetels with exclusive areas ranging from 23 to 41 square meters, and 18 neighborhood living facilities on the 1st floor above ground.


The e-Pyeonhansesang City Bupyeong Station offices are a triple-station area within walking distance of Bupyeong Station, where Seoul Subway Line 1, Incheon Metro Line 1, and the GTX-B line (planned) intersect. Once the line opens, commuting to Seoul’s city center will become even more convenient, which is considered a strong advantage for tenant companies’ access to Seoul.


Located near Bupyeong Station, a large commercial district, tenants can conveniently use shopping and convenience facilities such as Lotte Mart, Bupyeong Station underground shopping mall, 2001 Outlet, and Moda Department Store. Additionally, with the nearby Korea GM Bupyeong Plant and Bupyeong National Industrial Complex, related workers can be secured as a base demand.


Notably, the section offices provide exclusive balcony service areas to maximize the use of office space. A heating and cooling system, ventilation system (heat exchange), and digital door locks are provided as standard for a comfortable working environment.


Furthermore, car-sharing services using a shared vehicle system in the parking lot will be offered, along with rental management services that handle vacancies and complaints on behalf of landlords, and concierge services that process residents’ requests through an agency.
