In the real estate market, complexes with multiple convenient access points?such as transportation, education, amenities, and nature?are gaining popularity. As a preference for a “smart single property” grows amid successive high-intensity regulations, the value of multi-access complexes that offer more infrastructure for a more convenient living experience is rising.
In fact, multi-access complexes continue to see high subscription rates in the sales market. A representative example is ‘Bupyeong SK VIEW Haemoro,’ which was launched in Bugae-dong, Bupyeong-gu, Incheon, last June. This complex attracted attention for having proximity to a subway station, schools, and shopping malls, closing subscriptions in all types with a first-priority average competition rate of 105.34 to 1.
Also, around the same time, ‘Daegu Yongsan Xi’ in Yongsan-dong, Dalseo-gu, Daegu, was sold out in all housing types with a first-priority average competition rate of 114.62 to 1. It is a subway station-access complex within walking distance to Daegu Subway Line 2’s Yongsan Station and Jukjeon Station, and it boasts a school-access location near Yongsan Elementary, Jangsan Elementary, Yongsan Middle, and Seongseo Middle Schools.
The upward trend of multi-access complexes is also clear in the resale market. In particular, resale transactions are occurring with premiums of several hundred million won above the original sale price. For example, ‘Songdo The Sharp First Park (F14)’ located in Songdo International City, Incheon, is a subway station-access complex near Incheon Subway Line 1’s Incheon National University Station, and it boasts a multi-access location adjacent to schools, convenience facilities, and various parks, showing a house price increase of several hundred million won.
According to the Ministry of Land, Infrastructure and Transport’s actual transaction prices, the 84㎡ unit of this complex, which is in its fourth year since occupancy, was sold for 833 million won (35th floor) last September. This represents a premium of about 400 million won compared to the initial sale price (around 420 million won) and is more than 100 million won higher than the transaction price a year ago (710 million won).
A real estate expert said, “Due to successive regulations, buyers are considering both actual residence and investment value, making the value increase of multi-access complexes more distinct. Locations with transportation, school districts, convenience facilities, and parks are rare and have excellent living conditions, so demand for entry remains steady, resulting in high liquidity. Therefore, the popularity of multi-access complexes will soar further in this era of regulation.”
Meanwhile, a multi-access complex that offers close access to transportation, education, nature, and convenience facilities is drawing attention in Gwangcheon-dong, Seo-gu, Gwangju Metropolitan City.
The protagonist is ‘Hillstate Gwangcheon,’ launched by Hyundai Engineering in November at 17-1, Gwangcheon-dong, Seo-gu, Gwangju.
This complex attracts attention because it is located in the center of Gwangcheon-dong, known as the Gangnam of Gwangju and famous for its high residential preference, boasting excellent living conditions with close access to transportation, education, nature, and convenience infrastructure. Right next to the complex is U-Square, Asia’s largest integrated bus terminal, and Gwangju Station on the Gwangju Line and Nongseng Station on Gwangju Subway Line 1 are also conveniently accessible. Additionally, access to Jukbong-daero, Mujin-daero, and Seogwangju IC is easy, providing residents with exceptional transportation convenience for travel within and outside the region.
The pleasant natural environment and abundant convenience facilities also stand out. Gwangjucheon Stream flows right in front, some units offer views of Mudeungsan Mountain, and various convenience and cultural facilities such as Shinsegae Department Store, E-Mart, U-Square Culture Center, CGV, and Gwangju Kia Champions Field are nearby.
The school district is also within walking distance, attracting the attention of parents with young children. Nearby are Gwangcheon Elementary and Hyogwang Elementary Schools, as well as Gwangdeok Middle and High Schools and Seoseok Middle and High Schools, creating a child-friendly environment.
