Knowledge Industry Center 'D1 City Signature' Attracts Attention as an Alley-Type Commercial Facility Enhancing Accessibility

The large-scale knowledge industry center 'D1 City Signature,' currently being successfully sold in Gimpo Hangang New Town, is attracting attention by introducing alley-type commercial facilities.


In line with the modern lifestyle trend of work-life balance, the commercial facilities incorporate shopping, culture, leisure, and medical services to establish themselves as a representative landmark commercial district of the area.


Recently, commercial facilities within knowledge industry centers have seen the entry of large franchise companies, and cultural leisure facilities such as multiplex cinemas as anchor tenants and rock bowling alleys have been introduced. They are also designed as street-type commercial facilities like general shopping districts to enhance customer accessibility and visibility.


Amid this trend, 'D1 City Signature' has adopted alley-type commercial facilities. The term 'alley' refers to a narrow street and is a concept that organizes diverse stores where visitors can experience dining, fashion, and cultural content. Through efficient circulation design, it naturally attracts visitors, increases their dwell time and foot traffic, thereby maximizing the inflow to commercial facilities.


Located in the ultra-station area near Yangchon Station (D1 City Station), the D1 City Signature commercial facilities maximize openness and exposure effects with high floor heights (5?6m) and a two-way E.S design, making it advantageous for attracting foot traffic. Additionally, a specialized cultural street called 'D1 Culture Line,' filled with landscaping and artistic sculptures, will be created in connection with the cultural street of Gurae-dong, as well as tenants and workers in the upper floors of the knowledge industry center.


An official stated, "Through the establishment of such large-scale commercial facilities, we can secure demand from approximately 60,000 nearby residential units including apartments and officetels. Located on a main road, it has excellent visibility and recognizability, making it favorable for attracting foot traffic."


Meanwhile, knowledge industry centers are primarily occupied by manufacturing, research institutes, information and communication, knowledge-based industries, and venture companies, and they can receive support from the government and local governments to revitalize small and medium-sized enterprises and the regional economy.


In particular, unlike apartments, officetels, and shopping centers, they offer up to 80% low-interest loans, and when moving from the metropolitan area overpopulation control zone to the growth management zone, benefits such as 100% acquisition tax exemption, 100% corporate tax exemption for 4 years, and 50% exemption for the following 2 years are available. Additionally, depending on government policy support funds, companies can receive financial support such as SME development funds and startup support funds.


D1 City Signature consists of 613 knowledge industry center units, 97 commercial units, and 12 warehouses. The basement floors 2 to 1 are parking facilities, floors 1 to 2 are commercial facilities, and floors 2 to 10 are knowledge industry centers. Showrooms are located at 9-ro, Gimpo Hangang, Gimpo-si, Gyeonggi-do, and Gyeongin-ro, Yeongdeungpo-gu, Seoul.
